Anti-Staging a Home - Thanks to AI

Most people know the benefits of Staging a home.  But what if the house is cluttered and needs to have things removed instead of added? Thanks to AI, now you can!

I just tried this feature on  my new Matterport Pro3 camera and was amazed at how well it worked.

I sold this home to them in 2001.  Now, it is time to sell it and move on.  He is in the process of packing, donating items and moving, so the home is definitely not ready to market or show.  However, it was a great opportunity to try this new feature "De-furnish".

Here is what the home actually looks like:

After you launch the interactive tour above, you should see these icons a the bottom of the screen.  Thanks to the "De-Furnish" feature, you can get a feel for what it will look like after all the boxes and furniture in gone.  Just click this icon in the actual tour and it will show the same home "de-furnished"!

Soon, it will probably be possible to click a few commands and change the flooring, paint, light fixtures, etc.

If you would like me to scan properties for you, I would be glad to provide bids.  I am willing to travel to do everything from model home complexes, custom homes, apartment units, and of course resale homes.  I also scan commercial properties like bars, restaurants, hotel spaces, etc. I love to travel so I can maintain my Platinum Medallion status on Delta.  Pricing for up to a 2,000 sq. ft. home is only $250 (plus travel expenses if required) which includes one year of hosting.

Call or text me to discuss options and specific pricing.

Hi Jim,
That is very cool. I think I had that same carpet in a home 35 years ago. It obviously needs to be replaced. LOL  $250 is very reasonable including travel. The chance to meet and hang out with you would be worth the price. 😊

I just made some edits to the post including the travel, if required is extra.  One of the Realtors that works for me also borrowed this camera and created a Virtual Tour for his own home that will be hitting the market soon.  You would love it as it has a nice golf course as the back yard and the Snake River on the South side complete with a private dock!

Thanks Bob "RealMan" Timm I am shocked it took the dishes off the kitchen counter, removed all furniture, boxes, etc.  The flooring is a bit messed up, but WOW.

Good morning, Jim... I'm a big believer in virtual staging and de-staging and do it all the time.

This is the first time I have seen it applied to 3D tours. Love it!  I remember in 2008 time frame, people were "anti-staging" homes to make them look worse to buy them from the bank cheaper.

That makes sense but I don't think I would use that since I feel like buyers seeing the home as it is advertised would be very disappointed upon visiting the home.  On the other hand, the anti-staging would certainly allow people to see the home as it would be without the clutter.

This home was so cluttered, the photos didn't turn out as well because there was so much to remove.  I will definitely use this feature a lot.

Wow Jim Paulson ...I never know that was an option on a Matterport tour! I'll check mine out to see if I see that button.

It is a new feature with their Pro3 camera.  I have had the original since it was first released.
