I have served as President of my condo board - a building with balcony's. NYC has a lot more regulation than most places- but even without the required 5 year facade inspections- a lot of my guidance still makes sense for lots of locations. Now- our facades are subject to the winter time Freeze/Thaw cycles- so it might have an impact that isn't an issue in all locations.

Some specific issues I have had to deal with relating to our balcony's:

+   Balcony's are stacked vertically in our building, which some residents have taken to hang plants from the ceiling of the balcony above them. This requires the resident to drill into sealed concrete- exposing it to the elements allowing water to penetrate around the drilled area- causing extremely expensive repairs over time.

+ Weight capacity - as you correctly mentioned, it's important for residents to be aware of what plants/planters/gardens will have over time on the wear and tear of balcony's. 

+ Installing shelfs outside into facade elements - Drilling into the facade could allow sealed aspects of the facade to allow water and ice to degrade the facade where drilling has occurred. This water could and typically does trickle down- causing damage inside the facade- causing cracks in brick and mortar and potentially rendering the facade elements as unsafe over time. 

I encourage owners to use their balcony's- bearing in mind that they need to use the space without drilling into elements without approval by the condo board and taking appropriate precautions.

Our only experience with a balcony was when we lived in a 9th floor oceanfront coop unit at Virginia Beach. We never tried to have any plants on the balcony.

Good information Barbara- you need to know where the sun is coming from and how windy you get where you are. And yes, don't forget to consider how much weight the balcony will tolerate.

Hi Kathy, I agree that it's a good idea to get a sense of how much sunlight and possible wind could have an effect on the plants on a balcony. There are some plants that prefer more shade and some that require full sun.
