On March 20, 2025, National Association of Realtors® (NAR) reported that nationwide existing home sales higher 4.2% to annual rate of 4.26 million homes in February of 2025 from January of 2025, but decreased 1.2% from 4.31 million homes from February of 2024.
There were 1,24 million homes supplies of available inventory in February of 2025, rose 5.1% from January of 2025, and jumped 17.0% from 1.06 million homes in February of 2024; while, there were 3.5 months available inventory in February of 2025 unchanged from 3.5 months January of 2025, but increased from 3.0 months in February of 2024.
On average it took 42 days to sell a home in February of 2025, gained from 41 days in January of 2025, and from 38 days in February 2024.
First time buyers acquired 31.0% of homes in February of 2025, grew from 28.0% in January of 2025, and from 26.0% in February of 2024.
Investors purchased 16.0% of homes in February of 2025, decreased from 17.0% in January of 2025, and from 21.0% in February of 2024.
Cash buyers purchased 32.0% of all sales in February of 2025, higher from 29.0% in January of 2025, but lower from 33.0% in February of 2024.
