Staging Stories…Lessons Learned

 

While searching for photos of staging examples, I began reflecting on some early lessons I learned. 

 

No matter how long you’ve been in your field, you are always presented with opportunities to learn something new. When you’re just beginning…every call, every consultation, every meeting becomes a learning moment or on-the-job classroom.

 

Here are just a few lessons I learned when I began staging.

Give your client what they’re paying you for.

My first staging consultation was a beautiful home in Northern VA. The sellers were out of town but their agent walked me through. It was in good condition, kept up, and only needed a few tweeks, except for…

In the focal point of the family room was a large religious shrine in their bookcase. There was also ivy growing up along the window..in fact the roots were growing into the wall. 

Religion aside, the shrine and ivy were blocking the view of the garden as well as distracting any buyer from seeing the possibilities of the room. 

 

I was concerned about offending the seller however I realized that I would not be doing my job if I did not point this out. 

 

The seller understood and when we returned a few weeks later, the shrine had been packed and the ivy removed. 

 

Lesson- the client is paying you for your experience and expertise. Be tactful and truthful. 

Give them just enough

Early on I had many inquiries for vacant staging proposals. It didn’t take me long to realize that a few wanted to pick my brain, then rent their own furnishings and bypass my fee. 

 

Lesson- It’s human nature to ask and want to save money. What I learned was to give my client just enough so they understood what services I provided but not so much that my services weren’t needed. 

 

These aren’t my only lessons. And I continued to learn with every staging.

Staging and real estate have much in common. Share too much and they do not need us anymore. Be honest but tactful and empathetic to their feelings but letting them know what is required.

I had a client who collected Aunt Jemima memorabilia - I had to ask him to put them away.  The problem was that he was African American himself and I suspect that feelings he had about the Aunt Jemima tchotchkes were more complicated that the surface appearance.  I explained that buyers would be defensive on behalf of African Americans, not realizing that he was himself.  He packed them away.

Kathy, I have had some staging consults with sellers and the stager, and the Seller was offended, but got over it and realized that they wanted to sell, not live there.

Hi Kathy,
I was able to discern who was asking for a free market analysis to get a price so they could try to sell it FSBO. I would come right out and ask them. Have you ever seen the face of a kid caught with his hand in the cookie jar?  😊  I was tactful, of course. I did give them the analysis I promised, but I also told them all the things I could do that they couldn't. Eventually, I got many of those listings.

This post makes me smile Kathy!  I think back to all the houses and a few pop out in my mind - fast!  One of them had a 'religious' altar look going and it took a bit to get them to take it apart. Thankfully they were not offended. It can be a tricky game at times!

Oh yes the animal head lovers!  Lordie one time  there were over 20 of them in a house - and we're talking really BIG heads!!  Are you kidding me!!!!  Yikes!!  Almost all buyers will run so fast from that house.

Like in any profession we are always learning! Learning to impart your findings tactfully and truthfully is always the route to go and most of the time they understand because that is why they are paying you! Its always good to give clients a taste of your services.. but just enough so they understand they need your services.
