Breaking: NAR retains Clear Cooperation Policy with new seller options! What does this mean for the real estate market? NAR: National Association of Realtors Clear Cooperation Policy

The National Association of Realtors (NAR) has announced that it will retain the Clear Cooperation Policy (CCP) without changes.

However, NAR is introducing a new policy called "Multiple Listing Options for Sellers," which includes "delayed marketing exempt listings."

This allows sellers to delay the online marketing of their properties for a period determined by local Multiple Listing Services (MLSs), while still listing them on the MLS.

The new policy aims to provide sellers with more marketing options while maintaining transparency for buyers. It is effective immediately and must be implemented by September 30, 2025

Thanks for your post Michael about NAR news. I don't understand what NAR is telling us regarding "new seller options" and "delayed marketing exempt listings". Our brokers will be letting us know how this affects us at all.  I will be watching to learn more. Jeff

The Clear Cooperation Policy is mixed in terms of support. Some realtors support it for promoting transparency and fairness, ensuring equal access to listings. However, many oppose it because it limits their marketing flexibility and control over how properties are listed, preferring more personalized approaches.
