Maybe the unfortunate event was the guinea pigs soiling Joe's pants and maybe that was a new incident he did not yet know about. If he didn't know about the soiled pants then they certainly gave him the wrong answer.
When a Realtor is listing your home and they get to the Seller's Property Condition Report you (the Seller) would do good to think before you speak. Once that knowledge is out of your mouth an honest Realtor is duty bound to record it. I always encourage you to speak the truth and disclose any defects you are aware of and if they were repaired or not. Lying is NOT an option. Lying may cost you a small fortune if your lie is found out.
Keep it short and sweet. ie You said you had a plumbing leak, was it fixed? Yes, I stuck a wad of bubble gum over it. JUST STOP AT YES (it was fixed). You can be truthful without shooting yourself in the foot.
That being said, if you have a big laundry list of defects, as I did when I sold my last rental, you can expect that it may take a while to find the right buyer (as was the case for me) and you may get far less money then you had hoped for but at least you will sleep well after the sale. If you have a conscience you should indeed tell the truth... with great detail.
