February 2025 Mint Hill, NC Housing Market Report:

Prices, Sales, Inventory Trends

 

In February 2025, Mint Hill's real estate market remained relatively stable in terms of median and average home sale prices. However, the average sale price saw a year-over-year decline, likely due to the mix of homes sold rather than a drop in home values.

 

The number of properties sold increased by 50% compared with the previous month, but fell by approximately 18.2% year-over-year.

 

Days on market rose by two days from the previous month and were 30 days higher than in February 2024.

 

New listings increased for the second consecutive month, rising to 35 from 26 in the prior month, although they remained 18.6% lower than one year ago. Housing inventory saw a slight month-over-month increase of 3.4% and was nearly 8% higher than in February one year ago.

 

The months supply of inventory declined from 6.5 months to 4.52 months, shifting Mint Hill back into a balanced market between buyers and sellers. Meanwhile, the list-to-sale price ratio remained just under 98%, giving buyers some room for negotiation.

SALE PRICES STEADY

Average sale price in Mint Hill February 2025 was $578,216, unchanged from one month ago. The February 2025 average sale price was 8.36% lower than $630,960 in February one year ago. 

 

Median home sale price in Mint Hill February 2025 was $584,999, up 3.54% from $565,000 in the previous month of January. The median sale price was unchanged from February one year ago.

 

Price per square foot in February 2025 was $242, up 10% from $220 one month ago. Year-over-year, the average price per square foot was 8.04% higher than $224 in February one year ago. 

 

DAYS ON MARKET 

Average days on market in February 2025 were 72 days, up two days from one month ago. Days on market were up 71.43% from 42 days compared with February 2024. Compared with February 2023, average days on market in 2025 were 4 days lower.

 

MINT HILL HOUSING INVENTORY UP SLIGHTLY

After four consecutive months of declines in inventory, the number of properties for sale in Mint Hill in February 2025 increased slightly to 122, up 3.39% from 118 in the previous month of January. Inventory was 7.96% higher than the 113 properties for sale in February 2024. Compared with February 2023, housing inventory was lower in February 2025 by 18 properties. 

 

The months supply of inventory declined to 4.52 months from 6.5 months moving Mint Hill back into a balanced market between home buyers and sellers.

 

NEW LISTINGS UP A 2ND CONSECUTIVE MONTH

The number of new listings in February 2025 was 35, up from 26 in the previous month of January. Compared with February 2024, new listings declined 18.6% from 43 one year ago. Compared with February 2023, new listings were higher by one. 

 

MINT HILL SALES UP

Mint Hill sales in February 2025 increased 50% to 27 from 18 sales one month ago. Sales were 18.18% lower in February 2025 compared with February 2024, which saw 33 sales. Sales also declined from 37 in February 2023.

 

LIST TO SALE PRICE RATIO 

With a selling price at 102.97% of list price in January 2025, the list to sale price ratio declined in February 2025 to 98.99%. The February 2025 list to sale price ratio was equal to that in February 2024.

Good morning Nina. Mint Hill is another example of a niche market in your area where the numbers may lead those without their ear to the rail to a false conclusion. And only an agent with their nose to the rail can decipher the numbers based on inventory mix. Don't go deaf, ha, ha! Enjoy your day.
