Recently, I discovered a FSBO close to my neighborhood that is inflated by at least by $100K. Avoid Using a Zestimate to set the price for a property, correct pricing works, guesses become a roll of the dice. Researching comparable sales can make the difference between a sale or remaining stagnant on the market.

Enhance the property's curb appeal with a well-maintained exterior, add a new coat of paint. Inside, declutter, depersonalize, allowing potential buyers to see themselves there. Address repairs or potentially deter buyers. Stage the home with neutral decor and highlight features, it creates an open invitation.

For online listings, capturing attention and driving viewings. Part of the service a listing agent provides to their clients is hiring professional photographers who easily capture a home in the best light, showing off it's features and amenities. I leave taking photos of listings to them and admire their work.
▶️ Effective advertising and marketing becomes crucial.
Social media promotion, Board tours, blogging on an industry platform, and open houses plus flexibility with showings accommodates buyer schedules, increasing the possibility of offers to come in. Send information to other parts of the country or tout the excellent location to businesses who recruit employees.
Avoid fluffing up the price, 'To See' if the market responds quickly, that is definitely not a strategic plan of action. For a true example of current market value, hire an experienced real estate agent to relay fact-back information from the local Multiple Listing Service. It possesses all necessary statistics.
So, say NO to a Zestimate. It's a guess, at best! 🎲 🎲
