Do Buyers Write on the First Day Out Viewing Homes?

It is exciting to hear you have a pre-approval for your first home, and cannot wait to get out and see some homes.    Looking at the homes in person is more fun than looking at them online.

 

In Denver, our inventory increasing, which is giving buyers more to view.  (We are now seeing overlapping showings again.) Rates are still above 6%, so not a huge influx of buyers out right now.

 

When you see a home you can see yourself living in, do you question whether or not to write on this home on the first day out?

 

If you can see yourself living in this home, can afford the payments, why not?   How would you feel about waiting to see what else comes on the market, but cannot stop thinking about "the one that got away"?     You may not find one like it again.    I have had buyers write on the first day, and they don't look back, and have said they were happy with their decision!

I am one of those people who knows what I want when I see it, whether it's the first day or the 50th day. If you like it and can afford it, buy it!

Carol Williams I agree with you!   I think the first-time home buyers are more nervous about buying on the first day out.   Not sure what they miss out on!

If the house satisfies their needs and they are ready there is no good reason to not write the offer and beat others to the contract.

Ed, I agree, as if other offers come in, they may need to pay more to secure the listing.

It's not common here- but I have had a few situations where this was the case. The market here is complicated- so even when a buyer views an apartment they love- there are lots of other variables to consider from the monthly charges- if it's a co-op- being able to pass the boards requirements, What is going on with the building's health and compliance with the city, etc.

Joan Cox - This is good information for both buyers and sellers. Ready or not, don't dillydally! First impressions and gut feelings are more right than wrong. Indecisive people or those that want to wait to find out what their facebook friends think may miss out on the greatest opportunities of their lives.

Hello Joan - well, I do remember a buyer buying the first home he saw.  It was a slower real estate market at the time.  He liked it but not enough to make a decision.  Fortunately, after more than a few house hunting visits, he asked if it was still available to see - it was, and he made the decision to buy it.  So, yes, I have an example to share but in around-about-way.

Hi Joan:

If it's the right house for their needs, and the pre-approval is in hand, no reason not to write. And especially in our competitive market getting in the door with a great offer could be important. But others who have been looking may move quickly as well. Depends on the market and the buyer. It's been a few years I think since I had a buyer write on Day 1 or on the first property they saw.

Jeff, I would think if all those facts align, a buyer wouldn't have a hard time writing.
