Residential Real Estate For Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 42 homes, compared to 35 active listings at the beginning of last month. Thirty Five are pre-owned and 7 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 13 single family homes (ranging in price from $450,000 to $2,950,000)
  • 11 condos ($199,000 to $550,000)The Reserve Townhomes in Addison TX
  • 18 townhomes ($385,000 to $887,500)

Twenty three of the 42 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 55 days, as compared to 53 last month. The median number of days on the market is 33 days, compared to last month's 31 days.

Properties Scheduled to Close

There are 12 homes in the pending status (waiting to close), compared to the 12 pending homes last month.  Three are new construction townhomes at Addison Grove.

 

 Sales

There were 13 closings this month and 12 previous month. The average list price to sold price ratio is 99.9%, compared to the 98.7% last month. Six sold at or above asking price.

Pre-owned homes: The median number of days on the market for the 11 pre-owned homes that sold was 17 days, while the previous month the median was 40 days. The average number of days on the market was 41 days. The range in March for the previously owned home was 4 days to 133 days. The average price per square foot of all previously owned homes sold is $252.47, up from last month's $249.51.

New construction homes: Two newly built townhome at Addison Grove closed. They were on the market for 2 and 141 days, respectively, and sold for $540,000 for a 2 bed, 3 bath townhome and $699,000 for a 3 bed, 4 bath townhome.
