In December 2024, the median listing price for homes in Charlotte was $425K, reflecting a 1.2% increase from the previous year. The median sold price was $404K, and the average price per square foot was $244. Despite rising home values, buyers and investors can still find appealing opportunities, especially in multi-family properties. 

 

Homes Spending More Time on the Market 

Currently, homes in Charlotte are staying on the market for an average of 66 days, slightly longer than last year. While demand remains strong, this uptick in days on market may suggest a gradual slowdown in the pace of sales. 

 

Limited Housing Inventory Keeps It a Seller’s Market 

With approximately 5,140 homes for sale across 164 neighborhoods, Charlotte continues to favor sellers. The lower inventory means buyers are facing stiff competition, which keeps prices high and benefits sellers.
