Month of March 2025 – Unit sales of 31 was 26.2% behind last year’s 42. Average & Median Sale Price were down 19.5% and 16.9%, respectively. One bright spot of good news is that days on market improved from 96 to just 50 days. Inventory grew to 168 resales available translating into 5.4 months of units on hand. Looking ahead to April 2025, there are 46 homes currently contingent or under contract/pending. We will exceed last April’s total of 37.
March YTD 2025 – Q1 is in the books. Weak unit sales of 87 are 21%, behind 110 one year ago. Average Sale Price is down nearly 5% to $412.3k and Median Sale price is down 8.5% to $375k vs $410 in prior year. As for the month, the one bright spot was the pace of sales improved to just 62 days on market vs 81 this time last year. On a cost per foot basis, this were a little more tempered with Average Sale Price and Median Sale price essentially flat compared to last year.
