Fewer Sales, More Inventory Push Lawson Toward A Balanced Market In Quarter 1-2025

 

In Lawson, both average and median home sale prices declined in the first quarter of 2025—down 8% and 1%, respectively, compared with the same period a year earlier. This decrease is likely due to the mix of homes sold rather than due to any notable drop in property values in this highly sought-after Waxhaw neighborhood. The average price per square foot rose to $217, a 3% increase year-over-year.

 

The list-to-sale price ratio dipped slightly to 99.2%, down 2% from Q1 2024, but up 2.2% from the previous quarter ending December 31, 2024. Days on market climbed to 43, a significant increase from the same quarter last year, though an improvement from 68 days in the prior quarter.

 

Just four homes sold in Q1-2025, marking a 60% drop from the previous year. Meanwhile, inventory grew 88% to 15 homes for sale, with eight of those listed during the first quarter. As a result, Lawson’s months of supply increased to 3.75, signaling a shift toward a more balanced market.

Homes are primarily two-story, but there are also 1-1/2 story homes and three story homes, as well as homes with walk-out basements. Hi Nina,

Yes, Lawson is a great place to be.  I will say in the surrounding area that traffic can be a nightmare because they haven't widened the roads and the new mixed development right down the street isn't helping, but the schools are top notch and the area is wonderful.

Jeffrey Richman hi Jeffrey... I'm in an out of that section of Waxhaw all the time... I take all the back road so rarely have an issue with traffic. However, as with many areas of metro Charlotte where growth exploded, I don't expect traffic to diminish. When I first moved to Ballantyne in 2001 there was not a single traffic light anywhere... now there's one every second block it seems.

Hi Nina- I'm no agent but it does look like the Lawson neighborhood in Waxhaw is trying to balance out. I agree, it's hard to get a good 'read" when it's a small neighborhood.

Kathy Streib hi Kathy... Lawson itself is not a small neighborhood with over 765 homes. It's getting a read on the market with just 15 homes for sale. The calculations might say Lawson is balancing out, but in reality it's much more of a seller's market than a buyer's market.
