Fewer Sales, More Inventory Push Lawson Toward A Balanced Market In Quarter 1-2025
In Lawson, both average and median home sale prices declined in the first quarter of 2025—down 8% and 1%, respectively, compared with the same period a year earlier. This decrease is likely due to the mix of homes sold rather than due to any notable drop in property values in this highly sought-after Waxhaw neighborhood. The average price per square foot rose to $217, a 3% increase year-over-year.
The list-to-sale price ratio dipped slightly to 99.2%, down 2% from Q1 2024, but up 2.2% from the previous quarter ending December 31, 2024. Days on market climbed to 43, a significant increase from the same quarter last year, though an improvement from 68 days in the prior quarter.
Just four homes sold in Q1-2025, marking a 60% drop from the previous year. Meanwhile, inventory grew 88% to 15 homes for sale, with eight of those listed during the first quarter. As a result, Lawson’s months of supply increased to 3.75, signaling a shift toward a more balanced market.

WHY IS LAWSON A PERENNIAL FAVORITE WAXHAW NEIGHBORHOOD FOR ALMOST TWO DECADES?

One of the larger subdivisions in Waxhaw with 600+ homes, Lawson homes range in price from the high $300,000's to the high $900,000's. Homes range in size from about 1,700 square feet to 5,000+ square feet and feature three bedrooms up to six plus bedrooms. Two more perennially popular neighborhoods are also minutes away: Quellin, just up the road, across Hwy 16, while Millbridge is minutes away across Kensington Parkway.

Lawson in Waxhaw, North Carolina is served by some of the most highly rated public schools in Charlotte metro area's Union County, including the high demand New Town Elementary School, Cuthbertson Middle School, and Cuthbertson High School.
Also nearby are Central Academy of Technology and Arts and Union Day Charter School. With Union County school assignments subject to change from year to year, parents should verify all school assignments.
Lawson is close to the historic town of Waxhaw and the Cureton Shopping Center. It is also located some 15 minutes from the heart of Charlotte's upscale Ballantyne area which features two large outdoor shopping centers (Blakeney and Stonecrest) including grocery shopping, high-end boutiques, spas, casual and fine dining restaurants, movie theatres, etc. Ballantyne Village is also easily accessible from Lawson.
