Cureton Home Sales: Quarter 1-2025 Market Overview
In the first quarter of 2025, Cureton experienced a 7% year-over-year decline in median home price, while the average home price dropped 4% compared with the same period last year. However, these year-over-year figures should not be interpreted as a decrease in overall home values in the community. Homes in Cureton span a wide price range—from the upper $400,000s to over $1.2 million—making pricing trends highly sensitive to the mix of homes sold in any given period.
This sensitivity to the price mix of homes sold is evident when comparing Q1-2025 to the previous quarter ending December 31, 2024. Both the median and average sale prices in Q1-2025 were notably higher than Q4-2024, when the average price was $707,000 and the median was $565,000. Despite the year-over-year decrease, Cureton home prices have continued to rise on a quarter-over-quarter basis. Similarly, the price per square foot declined 5% year-over-year to $220, but still showed an increase from $217 in the prior quarter.
Home sales totaled six during Q1-2025. With approximately 638 homes in the community, this represents less than 1% of the total housing stock. The average number of days on market rose 54% year-over-year to 40 days, but improved from 55 days in the previous quarter. The list-to-sale price ratio held steady at 98.7%, indicating limited room for buyers to negotiate.
Inventory remained tight, with the months supply of inventory falling 64% year-over-year to just 2.0 months—keeping Cureton firmly in a seller’s market. This is despite a 9% increase in the number of active listings compared to the same quarter last year.
