Properly representing a client to the fullest means being prepared, it can prevent costly results, unfavorable terms and potential, legal consequences. Tempers can flare for some, because of the emotional nature of the real estate process when things go south. Facts clearly outweigh feelings.
Taking a proactive approach reduces stress for your client and increases the likelihood of a successful closing, avoiding the dreaded "the deal fell through" notification. Coordinating effectively with all affiliates and other parties that are involved, matters for a successful closing.

And when it comes to fishing in Utah, avoid taking any shortcuts by leaving your crossbow and explosives at home. According to the Utah Fishing Guidebook, it’s illegal to use any chemical, explosive, electricity, poison, firearm, pellet gun, or archery equipment to take fish or crayfish.
These are facts folks and must be abided by, just like real estate rules and regulations that guide our industry. Show up prepared for clients sake, it builds trust when representing them and becomes crucial, as part of the success story, instead of a blown up fish tale about the one that got away!
