Below are key market highlights from March 2025 for the Greater Metro Denver area (Adams, Arapahoe, Broomfield, Denver, Douglas, Elbert and Jefferson​).

 

In March, sellers brought 6,062 new listings (both attached and detached) to the Greater Metro Denver real estate market. This was a 32.16% jump when compared to last month and 1,345 more new properties from what we saw last year at this time.

 

Active inventory (DSF and ASF) was up 50.15% when compared to 2024 and also increased 9.71% MoM. Days on market for both attached and detached saw 48 days, on average, a 21.52% increase when viewed YoY. Last year at this time we saw 39.5 days, on average. Pending listings (indicating demand) increased by 14.48% .

Average Sales Price

The average sales price for detached single family (DSF) homes decreased slightly (0.13%) MoM and dropped 0.75% YoY to $770,227. Attached single family (ASF) homes saw this data point decrease to $429,089. This was a 9.90% decrease when compared to last year.

New Listings

In March, there were 6,062 new listings (both DSF and ASF). This was an increase of 32.16% when compared to February and a 28.51% increase when compared to last year. There were 4,267 detached new listings, an increase of 34.22% MoM and a 28.64% increase when compared to last year.

Active Listings

Active detached listings increased 6.95% when compared to last month to 5,722 homes. When compared to last year, this was a 42.20% increase. Active attached listings increased 14.62% when compared to last month to 3,449 units. This was a 65.50% increase when compared to last year at this time.

Pending Sales

There were 4,632 pending sales for both DSF and ASF in the metro area, a 42.57% increase from last month and a 14.48% increase when compared to last year.

Closed Listings

There were 3,573 sold listings (both ASF and DSF) - an increase of 0.28% when compared to last year and an increase of 30.35% when compared to the prior month.
