It’s essential that buyers and sellers have current information about the Solana Beach market conditions so they can make educated decisions about buying or selling Solana Beach Homes for Sale.

The following information was taken from the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed reliable when this report was written but are not guaranteed.

 

10 homes sold in Solana Beach in March, versus 6 sales in February. Here are the details:

 

Single Family Homes Sold
6 (up by 4); 36 Average Days on Market; the Average Sales Price was $4,853,333 (up 56%); Average Sales Price was 95% of the original asking price.

Condos, Townhomes and Duplexes Sold
 4 (no change); 21 Average Days on Market; Average Sales Price $1,557,625 (up 4%); the Average Sales Price was 102% of the original asking price.

 

Overall sales volume for the Solana Beach housing market rose by 4 from last month. Condo, townhome and duplex sales did not shift, while single family home sales increased by 4. The average sales price for condos, townhomes and duplexes was modestly higher than last month. However, the average sales price for single family homes rose significantly from February. This was no doubt due to the sale of 4 homes for over $3M with 1 selling at $13.5M that raised the average price substantially.

 

The average marketing time for single family homes was shorter than last month, but was longer for condos, townhomes and duplexes compared to February. 3 of the 10 sales took 1 week or less to go pending.

 

Sales prices ranged from $1,105,000 to $13,500,000. The median sales price of condos, townhomes and duplexes in March was $1,675,000 (up 11%). The median price for single family homes was $3,417,500.

 

4 of the home buyers negotiated their sales prices, while 6 homes sold for the asking price or higher.

  

At the end of March there were 43 homes for sale in Solana Beach, compared to 28 last month, some good news for buyers. Home prices range from $725,000 to $12,888,888.

 

Solana Beach condos

 

Solana Beach has a supply of 4.4 months for condos, townhomes and duplexes (up from 3 months last month), and 5.7 months for single family homes (up from 4.3 months last month). This is based on the rate of sales over the last 3 months.

 

Solana Beach is a seller’s market for condos, townhomes and duplexes, and is becoming more of a balanced market for single family homes.

 

26 new listings hit the Solana Beach real estate market in March compared to 7 last month. The number of homes going pending (excluding homes that sold in March) increased from 2 to 10.

 

One should not try to draw firm conclusions about pricing or other trends in the Solana Beach housing market because of the limited number of sales.
