Where There’s a Will, There’s a Way: The Art of Influence in the Florida Keys Real Estate Market

Some homes don’t just list—they make waves.

That was the case with a recent listing I had in the Florida Keys. Within just 15 days, the property generated strong interest and multiple offers. One of the offers stood out enough to go under contract, but what made this sale especially noteworthy was what came next:
**We secured a backup contract—**and not just any backup offer.
It came in higher than the original.

That’s when I knew we had something special.

The backup buyers waited patiently as every contingency on the primary contract was lifted. When the home officially closed, I didn’t close the door on the opportunity. Instead, I called the cooperating agent and asked a simple but powerful question:

“Would your buyer be interested in another listing we have? If he loves it, I’ll make it happen.”

The agent hesitated. The next property was priced above the buyer’s target range. But I reassured her:
“If he falls in love, I’ll do what it takes to bring it home.”

They scheduled a showing. The moment the buyers walked through the door, it was clear—the emotional connection was there. They went under contract.

But just as dreams were taking shape, the unexpected happened.

During inspections, concerns arose. Tensions built. The buyers wanted to walk away.

Now here’s where most deals end. But not this one.

I had been closely observing not just the market, but the people—their language, their energy, the way their eyes lit up when they spoke about their boat and the Florida Keys lifestyle. I could feel they weren’t done.

I picked up the phone and urged the agent:

“Call him. Let’s rewrite it. No contingencies. Let’s close it clean.”

And that’s exactly what we did.


This wasn’t just about getting a contract signed. It was about understanding people, being present in the moment, and knowing how to guide the process with intention and care.
