Tax Day — and whether you're frantically running to the post office to meet the midnight deadline, double-checking those last minute filings, or breathing a sigh of relief that your return is already filed, there’s another tax-related date quietly approaching on the horizon.

 

In just about four months, Mecklenburg County will begin sending out 2025 property tax bills. So while income taxes are top of mind today, it’s the perfect time to get ahead of the curve on what’s coming next.

In North Carolina we pay property taxes once each year for the current year, anytime after the tax bill which is typically mailed in late August/early September, by the end of the current year. 

 

Whether you’re a longtime homeowner, a first-time buyer, or just trying to make sense of what determines your property tax bill, understanding the latest rates and how they affect your bottom line is key. Good morning Nina. For family reasons I live in the mismanaged state of Illinois where politicians have kicked the can s=down the road for so long that soon the end of the road may be reached. So one thong I know about my real estate taxes is they will increase. And since it is beyond my control, my only participation is to guess how much? Enjoy your day.

This is what I do not understand...why do people wait until the last minute to do their taxes? I could understand waiting until the 15th to SEND them, but why wait to get them done???

Our property taxes are up, Roy, but they don't go up automatically with a rise in values. We revalue every four years.

Good info on your community taxes. Ours just came out and we have until May 31st to file a formal protest! I'd almost forgotten today was Tax day because mine were sent in and my quarterly paid last week. I don't like to be late..rather early than late!

Dorie Dillard Austin TX hi Dorie, our taxes in Meck County haven't changed so no formal protests. But Union County just did a huge reassessment and there will be some major protests coming out of that. I'm monitoring the situation closely as I sell a lot in Union County.

Nina, I got my taxes done, and paid my bill early April, so thank goodness.  Our property taxes in Colorado are due 1/2 on 2/15 and 6/30 or in full 4/30.   I paid my first half, just have the other part to send in, probably before my road trip.

We pay our property taxes twice each year, and it is a bit confusing, but luckily, most property tax payments are done through the mortgage company, haha.

Brian England we've never paid property taxes through out mortgage, Brian. But even for people who do, their monthly payment for taxes and insurance can change from year to year so they should know why their escrow accounts are being adjusted.

Hi Nina Hollander, Broker - this is good information for residential home/property owners in North Carolina! I got mine done by the second week in February. In Texas, property tax bills for 2025 will be sent out next month in May. 

For as many people who relocated to different states, this is very important information! You can fool some people sometimes, but never a Tax Man!

As you probably already know- NYC's fiscal year starts July 1. It's amazing how few brokers update their condo or townhouse listings in June or July to reflect the new tax amount- there is no excuse for it.  New construction on the other hand is rather complicated- and even in instances where the attorney introduced a tax certaori, we still estimated on the high end of the spectrum.  That said- I bought with a 25 year 421-A tax abatement and I am in year 19 right now. Next year my 100% abatement ends and I slowly adjust toward the full amount of the property taxes equally over the last 5 years. For now- I still get to enjoy my sub $4/month property taxes.

Adam Feinberg hi Adam... fortunately, our tax rates don't change annually. But for me it's more of a complicated issue that I need to keep track of any number of counties in two states for tax rate changes, as they might not change in one county, but could in another.
