Do Realtors Provide Service After The Sale?

Here is one example of how Realtors provide service after the sale...

I received a call today from a local insurance agency. The company sent my buyers a Notice of Cancellation on their homeowners insurance policy. The policy was set to expire in three days, and the customer service rep was calling to see if I could offer assistance.

The policy was set to be canceled due to an issue noted on the home inspection report from three years ago. The CSR wondered if I had documentation showing that the issue had been corrected.

If there is one thing I have, it is documentation. So I told the CSR I would look through my files for the requested information.

Less than five minutes and a few key strokes later, Voila! The needed document appeared and was forwarded to both the insurance agency and my buyer client from 2022.

I hope this document satisfies the insurance underwriter. I wonder, however, if the company was looking for an excuse to non-renew my clients policy? 

It just goes to show you that we assist our clients in many ways, both during and after the closing.

Hi Pat, interestingly  enough I just had a situation just like this one.  Apparently the insurance company thought the roof had been replaced 5 years earlier than it actually had been........one look back into the file an Les Voila!   Proof positive of a newer roof!

Anna "Banana" Kruchten - those sneaky insurance companies! Surprisingly, today's issue was not about the age of the roof; it was an electrical "double tapped" issue. Thankfully, I had proof that the work was done prior to closing.

Oh for sure, Pat! I've had clients call me 15 years after a purchase for a copy of a survey or inspection report. I've had clients call me many, many years after a sale for a copy of their settlement statement. I can usually provide it to them in 15 minutes or less.

Yes indeed, we do assist our clients well after the closing date. I had a past client contact me about six months ago to ask if I still had a copy of a report from their purchase which had to be about five years prior. Of course I did. In the mail in a few minutes.

By the way, I doubt if the insurance company wanted to cancel the policy. They do like that incoming $$!

Pat Starnes-Front Gate Realty - I also learned, a closing doesn't mean it is closed. Questions come up long after the transaction is over. I once had an Insurance Company ask me if I had photographs of a shed in the backyard of a house I sold several years prior. When I asked why, they said it was because the homeowners said the shed had electricity since the day, they purchased the house. I had pictures from the Inspection Report and sent it over. You just never know what questions comes up years later!
