It's true that the market is cooling, but it's still a good idea not to lowball sellers on your offer.

Lowballing is never a good idea.  In fact it is a sure fire way to stop a deal.  

Work with an experienced agent, come up with a game plan, then execute that game plan.  

The bottom line question to answer is how much are we really willing to pay for this property.  Work backwards from this number seriously.  

Most sellers know what their home is worth and don't want to waste time haggling.

Going in with the highest and best offer right off the bat can help set you apart from other buyers and might be part of your game plan

Of course, working with me is the best way to set you apart and give you the best chance of snagging your dream home.

Good morning Peter. Lowball offers are never, and have never been, a good strategy. Making an offer lower than the asking price was once common practice. Times changed until offers above full price became common practice. So maybe the best practice is to offer what you feel is the true worth to you.  Or some will offer the final and best and if not accepted move on. My advice is to choose wisely. Enjoy your day.
