47 homes sold in La Jolla in March, 24% more sales than in February. Here’s an overview of the housing activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).
Single Family Homes Sold
24 (no change); 33 Average Days on Market; The Average Sales Price was $4,100,744 (down 14%); the average sales price was 97% of the original asking price.
Condos, Townhomes & Duplexes Sold
23 (up by 9); 37 Average Days on Market; Average Sales Price was $1,383,000 (down 4%); Average sales price was 97% of the original asking price.
The overall volume of sales in the La Jolla real estate market increased substantially from February. Condo, townhome and duplex sales were up significantly, while single family homes sales did not shift. Sales prices ranged from $485,000 to $13,211,250.
The average time on the market was longer for single family homes, as well as for condos, townhomes and duplexes. Some buyers made quick decisions, with 30% of the homes going pending in 7 days or less, fewer than last month. As a result, it remains important that buyers are ready to make prompt decisions about touring homes and submitting offers.
The average sales price for single family homes decreased from last month. The average price for condos, townhomes and duplexes also decreased modestly from February.
While the majority of the home buyers negotiated the prices of their new homes down from asking price, 36% paid list price or more for their new homes.
The median sales price of single family homes, $3,287,500, was down 18% from the median in February. In contrast, the median price of $1,250,000 for condos, townhomes and duplexes was 39% higher than last month.
There were 2 La Jolla homes with an Active Under Contract status at the end of March, the same as in February (when they occur these homes are considered active but may not be accepting backup offers or be available to tour).
There were 138 homes on the market at the end of March, a slight increase by 2 from last month. March list prices ranged from $529,000 to $108,000,000, the same as last month.
The current supply of single family homes is 3.3 months (down from 3.4 months last month), and 3.7 months for condos, townhomes and duplexes (down from 4.4 months last month). This is based on the rate of sales over the last 3 months and the inventory.
La Jolla remains a seller’s market for single family homes, and for condos, townhomes and duplexes.
There were 73 new listings in March, up from 59 last month. Similarly, 43 homes went pending (excluding those homes that closed escrow) up from 38 in February.
