Often I have been asked as a professional real estate agent what does it mean "going the extra mile?" In the last 72 hours, I demonstrated that effort for four of my listing clients.
My First Goes The Extra Mile Effort
My first extra mile effort is with two listing clients who are small business owners as well as entrepreneurs. They decided to sell their commercial building and land at 3015 Hualapai Mountain Road, Kingman, AZ to embark on some other entrepreneurial endeavors. The sellers indicated to me that they wanted to sell this real estate holding quickly.
I researched how to expedite this sale and discovered one viable option. Then I shared this option with my sellers who gave me permission to schedule a zoom call. The call went very well and my clients are moving forward with this option.
Before I knew my clients, they had previously listed this property. The listing agent at that time did not share this option and the property did not sell.
My Second Go the Extra Mile Effort
I have written about my Horse Friendly Rustic Cowboy Bunkhouse and how it went from a residential listing to a vacant land listing. By staying in touch with the seller, providing some suggestions as what actions to take, meeting with him several times, all demonstrated what it means to go the extra mile. This property now listed as vacant land should close by the end of April 2025.
My Third Go the Extra Mile Effort
My third listing client has 2.35 acres of vacant land, dirt, located here in Golden Valley. I met a potential buyer. During the course of 45 minutes, we walked the property together and I answered his questions. Now from my experience, some agents will just give directions and let the potential buyer or buyers find the property for themselves. Between drive time to and from this property and meeting with the potential buyer was nearly 3 hours.
My Fourth Go the Extra Mile Effort
Then another listing client with a court approved sale has been very time-consuming including:
- Meeting vendors at the property to provide estimates for removing non-vegetation debris (Estimated to be $20,000 and a time frame of 30 days)
- Allowing successful bidders to secure for some of the items remaining on the property
- Visiting the property to check
- Placing the court approved document on the property
Then all this time doesn’t include:
- Listing the property
- Taking photographs of the Property
- Handling inquires, phone calls, texts and emails from interested parties as well as the sellers
- Showing the property
- Writing several contracts of which two were cancelled
- Monitoring the contract to be approved by the court
- Communicating with Title and the Potential Buyer
- Being available to testify at the Court Hearing
Yes, this is how a professional real estate agent goes the extra mile for her sellers, her listing clients. Now some professional real estate agents undertake going the extra mile effort without any fan fare as this is what is takes to get the deal done. These agents know that their compensation happens only if the property is sold and often the hourly rate is less than minimum wage.
And by Gallup's public opinion poll, there are other real estate agents who do not go the extra mile; who make only the minimum effort and expect the maximum compensation.
At the end of the day, sellers need professional real estate agents who:
- Go the extra mile
- Have the grit to sell the property
- Do things differently
NOTE: Except for the commercial listing, the other three vacant land listings were listed under $50,000.
