Vista is an inland community in North San Diego County, and borders Oceanside, Carlsbad and San Marcos. Vista offers a wide range of housing opportunities, including tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.
You will also find homes with large lots in rural areas, and in the hills, some with panoramic views.
There are mixed use and agricultural areas in Vista. And the downtown area continues to grow and change, with plentiful dining and shopping opportunities and services. The Vista Farmers Market opened in 1981 and is the longest running farmers market in San Diego. The Vista Farmers Market takes place on Saturdays at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s definitely worth visiting!

61 homes sold in Vista in March, 42% more sales than last month. Here are the details:
Single Family Homes Sold
49 (up 40%); 20 Average Days on Market; The Average Sales Price was $1,044,300 (up 11%); Average sales price was 99% of the original price.
Condos, Townhomes & Duplexes Sold
12 (up by 4); 48 Average Days on Market; The Average Sales Price was $730,790 (up 21%); Average sales price was 98% of the original asking price.
The volume of sales in March rose substantially from last month. Detached single family home sales went up significantly, and condo, townhome and duplex sales increased as well. The average sales price was higher for single family homes, and also for condos, townhomes and duplexes.
The average marketing time was shorter for single family homes, but was longer for condos, townhomes and duplexes, with 2 properties taking 174 and 197 days to go pending. Sales prices ranged from $365,000 to $2,978,000.
Buyers may be curious if Vista homes are selling quickly. The answer is that plenty do; in March 34% went pending in 7 days or less, slightly less than in February. Thus, buyers should continue to be ready to make prompt decisions about touring homes and making their offers.
48% of the buyers negotiated their home prices down from asking price, but 52% paid the list price or higher, slightly more than last month. It’s smart to keep this in mind when planning your offer strategy.
The median sales price of single family homes was up by 11% from February at $990,000. The median for condos, townhomes and duplexes also rose from $562,000 last month to $779,990 (up 39%).
The housing inventory rose by 19%, with 121 homes for sale in Vista at the end of March compared to 102 last month. Home prices range from $425,000 to $4,500,000.
This is a supply of 2.2 months for single family homes (up from 2 months last month). There is a 2.8 month supply of condos, townhomes and duplexes (up from 1.9 months last month). This is based on the current rate of sales over the last 3 months.
Vista continues to be a strong seller’s market based on supply and demand for single family homes, and for condos, townhomes and duplexes.
90 new listings came on the market in March, up from 67 last month. The number of homes going pending also increased but just slightly, from 47 to 48, excluding the homes that closed escrow in March.
