This is an easy one to tie to Real Estate. Imagine Joe as a Real Estate Broker and Titus & Philemon are Real Estate sales agents. Imagine Joe saying to his agents "Would you like a listing, I've got a HOT one here?".

There is probably not a single agent that would turn this one down.

And then many/most agents will turn this one down.

It's not "green" enough for them.

never turned a listing down... and I have had a few like the mobile home above. The funny thing is the old mobile homes usually sold with-in a week because people want/need a home and can not afford a mansion. I also remember that several of those sales "bought up" with-in two or three years.

Even when my base was contractors and builders of higher end homes I never turned down a mobile home listing. This post is to encourage new agents not to look down your nose at ANY listing. Take what you can and it will help build your business/customer base.

Good morning, Bob... I have totally turned down listings for various reasons:

1. Sellers not truly motivated to sell and/or commission

3. Sellers nasty

4. Listing is not an area of real estate I'm experienced in (location, land, trailers, etc.)

I totally understand that Nina Hollander, Broker . The Sellers personality was always a big factor as to if I was going to represent them or not.

Bob "RealMan" Timm what may not be "green" to one Buyer, is "green" to another.  It all depends on the level of needs and wants.

Cute cartoon!   We sold a mobile for $30K this year.   The buyer was the only person that was respectful and not demanding when they called me. For instance, caller, you come show me the house between 2 and 3 today.  No question just a demand.    We took it on because the seller truly needed help.   Zillow was zillow and sent us all the crazy leads because it was under $100K.

I sold more than a few mobile homes on leased land and fee-simple ownership. I enjoyed serving this segment of clients, who were always so grateful for the help.

I had the same experience when I represented a Credit Union Carol Williams . I sold their repo's and most went to first time home buyers who never could have gotten into a home except that the Credit Union was pretty liberal on those sales.

I wouldn't trun down a listing because it was a trailer Bob.  The sweetest couple ever needed my help during the short sale debacle days  in selling their very nice double wide on owned land = as a short sale.  It took me 6 months and I made zero money on the deal..  I dimply wanted to help out this senior couple.  But......I did get the best commission ever which was their dog named Barney!  The buyers were supposed to take the dog but the day before Christmas they said they didn't want him.  They called me and asked If I would like to take Barney.   Absolutely!  Sweetest little guy that lived with us for 12 years.  We still miss him!

 

PS I have not taken listings over the years for various other reasons.  At times some clients simply were not being reasonable with price and terms.  Not wasting my time.

A double-wide could/would make a great lake place Aura Alex . I grew up in the lakes area of MN and a lot of mobile homes were repurposed as lake homes. Some of the real vintage ones were really cute as long as they were well maintained.

Hi Bob- your post and visuals make an excellent point. A good sales consultant knows there's a buyer for every product. Agents can handle that. What's hard to handle are the people who make it hard for anyone to work with.

Good morning Bob. I have sold some manufactured homes on owned lots but never a mobile home on a rented lot. I was in one office where a guy specialized in mobile homes and would refer to him. He got the job done and referred people to me. It was a win-win. Enjoy your day.
