The following data are from the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed to be reliable when this market report was written but are not guaranteed.
There were 96 homes sold in March, 5 more sales than last month (91). Here’s a summary of the activity.
Single Family Homes Sold
80 (up by 8); 25 Average Days on Market; Average Sales Price $969,421 (down 2%); the Average Sales Price was 99% of the original asking price.
Condos, Townhomes & Duplexes Sold
16 (down by 3); 38 Average Days on Market; Average Sales Price $518,479 (up 5%); the Average sales price was 99% of the original asking price.
Overall home sales in March increased from last month. There were more single family home sales, while condo, townhome and duplex sales dropped modestly. The average sales price was slightly lower for single family homes, but rose modestly for condos, townhomes and duplexes, compared to February.
The marketing time was shorter for single family homes in March, and also dropped for condos, townhomes and duplexes compared to February. Sales prices ranged from $320,000 to $1,930,000.
Plenty of buyers were able to negotiate their purchase prices, however, at the same time 58% paid list price or more for their new homes, more than last month. Buyer competition continues to impact many sales prices.
A number of buyers made prompt decisions to tour homes and make offers, with 28% of the homes (27) going pending in 7 days or less.
The median sales price of the detached single family homes was $883,500, up by 1% from February. The median price for condos, townhomes and duplexes was up 13% from last month to $569,900.
There were 19 Escondido homes on the market with an Active Under Contract Status, compared to 10 last month. These are included in the following statistics.
At the end of March there were 225 homes for sale in Escondido, which was a decline of 5% from last month (236). List prices range from $240,000 to $17,000,000 (there is also 1 condo time share available, priced at $3,000).
This represents an inventory of 2.5 months for condos, townhomes and duplexes (up from 2.4 months last month). There is a 2.5 month supply of single family detached homes (down from 2.8 months last month), based on the rate of sales over the last 3 months. Escondido continues to be a strong seller’s market for home buyers.
153 homes came on the market in March, versus 140 in February. Similarly, the number of homes going pending increased from 88 last month to 104, excluding the homes that closed escrow in March.
