I have had no issues with these types of sales, but my approach favors both parties involved, communication with both is ideal and I don't allow one to pit the other against the other, especially during the escrow process.

I don't agree, not all transactions are difficult. I have worked with enough people in my 25 years, that I can honestly say, most are smooth due to my approach, experience and knowledge. Unfortunate situations don't mean they are difficult.
