Why One Homebuyer Almost Walked Away And How We Saved the Deal

By
Real Estate Agent with The Top Team @ Charles Rutenberg Realty 255 Executive Dr, Plainview NY 11803

Our homebuyer was so excited that we found her the dream home she was looking for, until the inspection revealed an old plumbing issue. Panic set in, and she considered walking away.

Instead of making a rushed decision, we brought in a trusted contractor who assured her the fix was manageable. By negotiating a seller credit to cover repairs, the buyer moved forward with confidence.

The lesson?

Unexpected issues can arise, but with expert advice and the right strategy, you can turn obstacles into opportunities. So, remember, challenges may come up, but with the right team and mindset, solutions are always possible. In real estate, it’s not about avoiding problems...it’s about knowing how to navigate them to reach the right outcome!

Hello Sheila and Larry - a real estate transaction can be a series of steps that includes the highest of the highs and lows that seem to dip dangerously deep into despair.  A bit of a pause to regroup and reconsider options can be good.

Good morning Larry and Sheila. There is an acronym, "TEAM", which stands for together everyone achieves more. Your story fits the bill perfectly. Your have a team of ancillary services that can handle problems. The home inspector said the problem was manageable and the contractor verified it. Your negotiating skills got seller cooperation. True real estate is a team sport and you have the team. Enjoy your day

Good morning, Sheila and Larry. I often say that any idiot can open a door for a buyer. It's not our ability to open doors to show homes... it's our connections when problems surface, it's our negotiating expertise, it's our knowledge of the market, etc. that is our true value to home buyers.

Good morning Larry and Sheila,

We are problem solvers and that is why we can help find solutions! I just had a buyer terminate on a listing because the HVAC was bad and instead of asking to have it repaired their agent said let's move on. The sellers of course immediately had the HVAC evaluated and deemed to need to be replaced so was just installed last week!

Hi Larry and Sheila-your story illustrates why sellers and buyers are better off working with an experienced local agent. You have the "tools" in your kit to be a problem solver.

I am glad that it worked out well for you and your buyer!  The inspection will always reveal something that was not previously known, and a good agent will help their buyers mitigate it and make the right decisions for how to proceed or not proceed.
