Greater Greenville, SC Real Estate Market Update for April 2025

Spring may be blooming, but the Greenville, SC housing market is showing signs of a different kind of growth—inventory! In March, new listings popped up like daffodils, rising 24% to 2,539 homes hitting the market. But while sellers stepped up, buyers seemed a little more hesitant—pending sales dipped a steep 38.3%. Still, there’s no shortage of options out there, with inventory jumping 42.8% to over 5,300 homes available. Basically, it’s a great time to be picky if you’re house hunting.

Prices are holding their own, with the median sales price ticking up 1.6% to $315,000. Homes are spending a little more time charming potential buyers—58 days on market, up 7.4%—and the months’ supply climbed to 4.0, giving the market a more balanced feel. Nationwide, inventory has also ticked up, with a 3.5-month supply according to the NAR, and while mortgage rates are still cruising in the 6% range, the added options are nudging some buyers off the fence. In short: more homes, slower pace, but plenty of opportunity if you're ready to make a move.

 

What it means for you

This month’s market update shows Greenville, SC leaning toward a more balanced playing field, which is good news for both buyers and sellers—but for different reasons. Buyers, you’ve got more options with inventory up over 42%, meaning less competition and more room to negotiate, especially with homes sitting on the market a bit longer. Sellers, while pending sales have slowed, prices are still inching upward and new listings are gaining traction—so if your home is priced right and shows well, it can still move. Bottom line: buyers have breathing room, and sellers need strategy.
