They can afford to sell for less with reduced commission. But in hot area realtors could bring muliple buyers start a biding war.

While my market is very different, I have found most owners don't really know the levers in which impacts pricing and to what extent. Of course a sunny South facing exposure is going to be worth more than a north facing exposure with no direct sun light but sometimes it's less subtle issues- monthly charges, amenities, usable square footage vs. wasted space, etc. Not only that- a good agent is aware of better ways to strengthen a buyer's offer- which might not require bidding higher. There are a variety of aspects most FSBO's aren't even aware of that can make our fee worthwhile and then some.
