Prices, Sales, Inventory, Days on Market Trends
In March 2025, the median sale price of homes in Waxhaw was $693,000, a 4.29% increase from $665,000 in February 2025. This figure remained unchanged compared with March 2024.
The average sale price reached $956,843 in March 2025, a 12.49% increase from $850,569 in February. Year-over-year, the average sale price rose by 15.88% from $852,693 in March 2024.
The average price per square foot in March 2025 was $264, a slight 1.12% decrease from $267 in February. However, it showed a 7.32% increase from $246 in March 2024.
The list to sale price ratio for March 2025 stood at 99.06%, unchanged from the previous month. Compared with March 2024, the ratio dropped by 1.04%, providing buyers slightly more room for negotiation.
Average days on market fell to 48 in March 2025, a 14.29% drop from 56 days in February. Homes stayed on the market 27 days longer than in March 2024 and seven days longer than in March 2023.
Home sales in Waxhaw rose to 74 in March 2025, up 25.42% from 59 in February. Sales were also 19.35% higher than the 62 homes sold in March 2024, though slightly lower than the 79 sales recorded in March 2023.
Inventory levels remained steady month-over-month at 393 homes for sale in March 2025. Compared with March 2024, inventory increased by 17.66% from 334 homes, and was also higher than the 336 homes available in March 2023.
The months supply of inventory continued its downward trend for the third consecutive month, dropping to 5.31 months from 6.72 months in January. This movement returned the Waxhaw real estate market into a more balanced position between buyers and sellers.
New listings rose to 120 in March 2025, a 24.58% increase from 83 in February. However, this figure was 4.0% lower than the 125 new listings seen in March 2024. Compared with March 2023, when there were 94 new listings, March 2025 showed a notable increase.
