March 2025 Matthews, NC Housing Report:
Prices, Sales, Inventory, Days on Market Trends
In March 2025, the average home sale price in Matthews reached $598,559, up 6.43% from the previous month and 10.31% higher than a year earlier, marking the highest March average compared with March 2024 and 2023. The median sale price was $515,000, a 3.96% monthly increase with no year-over-year change, also marking the highest March median compared with March 2024 and 2023. Price per square foot rose to $249, up 1.22% from February and 6.87% higher than March 2024, continuing a five-month upward streak.
Homes spent an average of 27 days on the market, 20 days fewer than in February, but 9 days longer than one year ago. Compared with March 2023, homes sold 20 days faster in the current year.
There were 162 properties for sale, unchanged from February, but up 35% from the 120 available in March 2024. Inventory also exceeded the 143 homes listed in March 2023. Despite more inventory and new listings, the months supply of inventory held steady at 4.38, maintaining a balanced market between home buyers and sellers.
New listings rose to 65, a 14.04% increase from February and 75.68% more than in March 2024. New listings were also slightly higher than in March 2023.
Sales ticked up to 37 homes, just one more than in February, but were significantly higher than the 11 sales in March 2024, though still 12 below March 2023’s total.
The list-to-sale price ratio edged up to 100.63% from 99.16% the previous month, though slightly down from 101.82% in March 2024. Matthews home buyers did not see many opportunities to negotiate on price in March 2025.
