If you are attempting to market on your own these days it can be a daunting task. You have a website, which is a project in itself keeping content up to date as well as making sure all your SEO stays up to date with Google's everchanging algorithms. Then on top of that you have the growing popularity of social media and the dozens of popular platforms. We will take a brief look at which platforms may be best for you.
While this graph outlines which social media sites are the most popular it does not necessarily mean as a real estate professional they will generate business. For example, LinkedIn is a popular site and is probably better used for networking with other agents or companies, but not as much for generating direct business traffic.
On the other hand, YouTube still is probably the best platform for people in the real estate and vacation rental businesses. It is the most popular platform and is a common place people go to get information on properties through videos and virtual tours.
Your Audience
Another thing to take into consideration is who is your primary audience and which of these sites are most popular to that audience. For example, if you work with first time homebuyers maybe Instagram is the best site to work with since the primary people group that use it are up to the age of 35. A large part of Instagram users are under 21 so may not even be relevant to your market. On the other hand, if you are more into luxury real estate or retirement homes, then maybe Facebook is better since most of the users are over the age of 35. Facebook is also the most used social media platform for people over 60.
For us as a vacation rental company, it is a bit more complex. Our main consumer (the one that makes the reservation) average age is over 50, but most of the time our main consumer is bringing younger family and they are the ones doing the research to determine what property they should reserve. I doubt this is the case with real estate in general.
One thing that is sure is that YouTube is a widely used platform by all generations. Regardless of what you sell, YouTube is a great avenue to get your brand known as well as your properties.
We at Waikoloa Vacation Rentals specialize in luxury vacation rentals on the Big Island of Hawaii. We have found YouTube to be very effective, but it is hard to tell if any of the other social media platforms are very effective as it has been hard to drive traffic from those.
