March 2025 Indian Land, SC Housing Report

Indian Land Real Estate Market Sees Surge in Prices, New Listings and Inventory in March 2025

March 2025 saw a strong rise in Indian Land’s housing activity. New listings increased to 115—marking the highest monthly total since May 2022—while inventory reached a three-year high of 284 properties. Despite the jump in new listings and inventory, the 4.81 months supply of inventory kept the Indian Land housing market  balanced between buyers and sellers.

Sale prices continued their upward trend. The average sale price of $591,337 rose 4.38% month-over-month and 16.34% year-over-year. The median sale price climbed 5.78% month-over-month and 13.11% year-over-year to $535,000. The list to sale price ratio of 98.45%, which was flat month-over-month, provided a small window of opportunity for buyers to negotiate on price.

Days on market rose to 46 from 34 in March one year ago, while declining by one day from one month ago.

Closed sales bounced back after four months of decline. The number of properties sold in March 2025 increased 18% to 59 sales from 50 in the previous month of February. Compared with March 2024, sales declined 19.18% from 73. Compared with March 2024, sales declined from 71 in the current year.

Good morning Nina. Indian Land is a fairly balanced market but still has a leaning towards the sellers. That said it may be the best time for buyers In quite some time. Enjoy your day.

Wayne Martin good morning, Wayne... Indian Land is definitely leaning towards sellers. Much of the new inventory is new construction, especially in 55+ homes. If you're just a "regular buyer" looking for a resale, it's much tougher.

Good morning Nina,

Indian Land still holds onto to its distinction as a sellers market. Sales prices continue to increase which should make sellers happy and not so much for buyers.

Dorie Dillard Austin TX hi Dorie... Indian Land and Lancaster County where it's located is one of the fastest growing areas of the Charlotte region.

Nina, nice to see enough inventory in Indian Land.   You have had such low inventory for several years.

Joan Cox hi Joan... much of the Indian Land inventory is 55+ new construction these days... doesn't help those "regular" buyers, I'm afraid.

We are seeing a nice little uptick. I think the lower rates are starting to really help.

Jeffrey DiMuria 321.223.6253 Waves Realty hi Jeff... not sure I'm seeing any upticks due to mortgage rates here.

Happy Saturday, Nina Indian Land still looks like a strong market with an edge towards the sellers.

Kathy Streib hi Kathy... this is one of the fastest growing areas in the Charlotte region and in South Carolina... I would be surprised to see this market weaken any time soon.

Those 55+ must be "hot" now Nina with new construction in Indian Land. That's what so many are looking for here.

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila... not only "hot," but expensive. I'm in a new construction project right now with clients and their home will end up costing just under $630,000.
