INVENTORY & MONTHS SUPPLY OF INVENTORY
Cay had 103 homes for sale in March 2025, unchanged from February. Both months represented the highest inventory levels seen in the past three years. Inventory increased from 78 homes in March 2024 and 73 homes in March 2023.
The months supply of inventory rose to 7.36 months in March, up from 6.67 in the previous month of February. Tega Cay continued to favor home buyers during the first quarter of 2025.
NEW LISTINGS
March 2025 saw 25 new listings, just one more than February. This was three fewer than the 28 new listings in March 2024 and two fewer than the 27 new listings in March 2023.
HOME SALES
Home sales totaled 14 in March 2025, down from 15 in February, 18 in March 2024, and 17 in March 2023.
DAYS ON MARKET
The average days on market rose for a fourth consecutive month to 64 days in March 2025, up from 54 days in March 2024 and 41 days in March 2023, reaching a three-year high.
SALE PRICES

Average sale price was $597,920, unchanged from February, but 13.43% higher than the $527,137 average sale price in March 2024.

Median sale price dropped to $510,000 from $564,000 in February, but was still 9.68% higher than the $465,000 median sale price in March 2024.

Price per square foot rose to $273, a 5.41% increase from $259 in February, and 20.26% higher than the $227 recorded one year ago in March.
LIST TO SALE PRICE RATIO
The March 2025 list-to-sale price ratio was 98.58%, virtually unchanged from both February and March 2024, suggesting limited room for negotiation, despite increased inventory and longer market times.
