Why would a Developer choose to forego.....(a bit of a rant)

I really wish Developers and Builders were also in larger numbers here on AR.  Even the "builder" groups seem to be filled more with Realtors and posts about their listings, than the Builders and Developers themselves.  Please, if you have a viable relationship with a Builder, Developer, Contractor or the like, PLEASE invite them to join Active Rain!

"Why?"  You might wonder

We just finished a conversation with a local developer in the Los Angeles area.  We were actually referred to the developer by his Realtor who is representing (9) brand new homes that have been vacant and on the market since October 2007 AND this developer also has (42) brand new, vacant townhomes that have also been on the market with high interest but few if any offers. (Which tells me the price is right, but when viewing the home there is nothing exciting about it to make an offer)

The Realtor said that the biggest complaints she is hearing when people are viewing the properties are:

•·         "Rooms feel small"

•·         "What is this space for?"

•·         "Wow, white..."

•·         Or what many of the woman say is, "I just can't see it..."

What the Buyers are really saying is:

•·         "Tiny - my furniture won't fit"

•·         "What is the heck IS this space for?"

•·         "White, white, white = sterile, cold, institutional"

•·         Woman are visual beings by nature, if they can't "see it" they will convince their significant other of that as well.

So, we called the development company and spoke to the Assistant, she even said, "Yes, where I was before, they always Staged their properties and they always did really well.  This company could definitely use a good Stager."  She requested our company information and said she would forward it to the owner.

About a week later, I spoke to the owner personally, explained what we do, that we are conveniently located in the nearby areas of the properties and shared some of our most recent successes with Staging.  He asked that I mail him some company information. (Yes, snail mail - not email).  So we did, we put together a package with all our information, before and after portfolio, all the backup statistics of the benefits of Staging, what Staging does, is and isn't, that we were recently featured in the LA Times, etc. etc. etc.

When we followed up with the Owner of the Development company today, he simply said, "I am not ready  to proceed with any Staging at this time."  - huh?

He has at least (51) vacant properties that have been on the market for months and he is not ready or willing to spend a fraction of his carrying costs to Stage even (1) home or (1) townhome? I don't get it!?

So please, if you know of a Developer, Contractor, anyone who is in Real Estate on ANY level, they need to be here on AR and read up on ways they can market their properties.  Sticking a "for sale" sign in the front yard is not enough in today's market and economy - after (8) months of stagnant listings, I would have thought this Developer (especially with everyone else around him on-board) would have been jumping all over the opportunity to help sell his properties..... (big sigh)

Thank you, Cathy ~ in all actuality, there is not a single builder or developer in today's market that can afford not to Stage at any "stage" of the game!

I really hope that some members will embrace the initialization of inviting some of their contacts to AR so enlighten them to think more outside the box, or at the very least entice them to get out from under the rock which they live.

I agree.  I approached two developers in my area two months ago that have properties for sale.  One with 4 new homes in a row and one with 4 new duplexes on a new cul-de-sac.  Both have had the properties for sale since January...................  Not one of the properties have sold!  I gave them both quotes, explained the benefits of staging and both said they were not interested in staging the properties. Amazing.  So they still sit, unsold, losing more money.  I can do no more for people who are blind and don't want to progress.

Lisa ~ One has to wonder.  As mentioned the carrying cost must be HUGE on the number of vacant properties,  like the "detail your car" anology, a fraction of that cost saves them tons of $$$ in the long run.  For some, thinking out of the box, goes no further than their desk.

Connie, I hear you. There are several stagers that specialize in builder relationships. You should get testimonals from them with exact quotes from them builders. Maybe that would help. Good luck! Kym

That's a great idea as well, Kym.  I did give them local references which included local developers also.  I would just love to see insight & feedback here on AR from developers and contractors in general, but I'm propbably shooting for the moon.

I get a lot of calls from builders, but they are totally different to work with than homeowners.  They don't see anything wrong with "their baby", since they built it.

Cindy ~ I haven't even seen the properties yet myself, as he said he is "not ready to move forward with anything" yet.  However, I am going to forward information on a newly remodeled, vacant home that we Staged last month and opened forclosure within the first week =)

Just an update:  I spoke to the Realtor yesturday....  the developer is "considering" Staging - so at least I have planted the seed.  Hopefully I can reep what I soe. =)

I know the feeling.  Last month an apartment complex manager called and set up a meeting with me.  They have 22 vacancies and they wanted to stage several empties of each floor plan.  They cancelled on me as I was on the road to the meeting.  No explanation other than they decided it wasn't affordable "at this time."  Cold Feet to go with the empty apartments?

If anyone can turn them around you can!

Connie, This was not a rant in the least bit , I would call it a wake up call!. I work for a builder who does custom lake front homes and the last spec he did sat for over a year at 2.5 million. For the record what did it take to get it sold...drum roll please a good staging.. so keep saying what your saying, even my teenager hears me when I repeat myself enough. Steve

Ana ~ What kills me is that this developer has no idea "what it will cost" since he hasn't met with us at the properties yet.  I don't charge for BIDS, it would be NO FINANCIAL LOSS for him, and he may even find that it is very cost effective (especially since he'll start selling homes!)

Steve ~LOL - I love that, "even my teenager hears me when I repeat myself enough." Can I use that?

OK - as of today, this builder is back to "not a this time" when he doesn't even have a bid in front of him.  He flip-flops so much I think he needs to change his profession and become a politician!

Diane ~ I have been contacting many developers, still whistling my tune....

Gregory ~We included a picture portfolio of vacant property before and afters (since that is what would pertain specifically to his needs), successes of vacant sold properties once staged, professional references and contact info from Realtors and Developers (that are not in direct competition with his company) as well as brochures, business cards, copy of the LA Times article, etc....  It was very comprehensive, not just a brochure.

Well, I feel better as I've had a very difficult time convincing builders to stage. I met with a builder who had asked me for a proposal, then he never returned my calls after I spent hours putting together that proposal! Also, I did present at our local home builders association (I am a member), and finally got one builder to consider staging his house (built in 2005!!!) after I gave him a low price that included taking the accessories he already had in the house. He thinks he as a buyer, so we're on hold until he gets a final yes or no...I agree, it would be great to hear from builders!

Kathi ~ It will be a wonderful day when builders will realize that Staging is just as important as building the numerous homes themselves...  Are builders today thinking that having 1 or 2 model homes was a passing "FAD"?  I certainly hope not;  they're probably just runnong out of $$$ and can't see the forest through the trees.

Connie: Some people are intimidated by change. They want to continue doing what used to work, even though it doesn't work anymore. I think you are wasting your time on this one. Keep in touch with an occassional phone call, but that is all the energy I would expend.

I guess what I was getting at in my first question is more about the quality of the before and after pictures.  Who took the before and who took the after?

My recommendation is to have a non-professional shoot your before photos and have a professional architectural or real estate photographer shoot your afters.  They will bring professional lights or editing or both into the equation and that will create the most dramatic change to showcase your work for presentation.

Your right, Greg, a professional photographer I am not although I must say I have taken some pretty good shots on my own ;-).  I do have some professional photographs taken of a few properties which I use for print ads, otherwise we have quite an extensive portfolio on our webste to view.  Thanks for reminding everyone that we need to wear the hat WE can do to our very best abilities - we can't be everything to everyone.
