If Listings are Gold, Why are some Lacking?

By

In today's real estate environment, listings are gold, but should come with some attention to detail, and many listings in our area are lacking!

Taking photos from your cell phone that are dark and not of the entire room does not showcase a home in the right light.    The EYE BUYS!

A complete description of the home -- did you list where the laundry located?   Sometimes, that is critical to buyers, especially buyers looking for main floor living.

Did you read your comments about the home?    Correct the errors so it doesn't look like a 2nd grader wrote it!    Did you send the listing to your Seller, What would they think?

When you list a property, the likelihood of getting calls/texts/emails is HUGE, so be ready and available if at all possible.    Respect your fellow REALTORS, and do what you would appreciate in return.

This industry is really small when you think about it, even in our large City.   You WILL run into that REALTOR again, so why leave them with a bad taste.

Joan Cox  you are so right when you state the ‘eyes buy’ especially with photos .

the new agent that try’s to save a dollar and takes the photos using a phone should at least learn how to use it

seeing a sequence of upright picts will just get passed over by a buyer and it may also be a negative to the seller as well

Good morning, Joan... sending all contract and listing information to our sellers is a requirement here. I sometimes wonder how many agents fall down on this particular requirement. So long a house is properly staged, marketed, and priced it will sell even in a market where there's more competition.

Ed, it is amazing to see even the higher end on occasion with very poor quality photos.

Nina Hollander, Broker my last listing was the first time a Seller actually wanted to change my comments - they ran it through AI, and added "fluff".

Joan Cox it is their house after all! Maybe the listings you are talking about aren't gold... just gold plated.

Hello Joan, You are so right about leaving a bad taste in another Realtor since you may do a deal with them down the road.

Good evening Joan,

I've always felt my fellow agents were like clients..I want them to show my listings and bring me offers. Having a reputation that you go the extra mile sure helps! Ad Barbara Todaro always said "The Eye Buys!!!

My daughter, Tammy, has a professional photographer take photos of every new listing, before it hits the market. Her marketing begins with massive "Coming Soon" marketing online, and "the tease" always works!!!

The "money shots" of the exterior draws them in! No showings before the "first open house."  I think I need to write a few posts with some detailed information.

I've reactivated my Broker's License, and do consulting with land, but my marketing skills have been embedded in my brain from my past 42 years in the business.

I am mentoring my grandson, Ryan, who is now a RE/MAX salesperson.

Real Estate Marketing posts to come here on AR in the near future.....my best to all....

Dorie, I so agree, fellow REALTORS should be treated with respect.   I have always heard Barbara says the eye buys!

Joan- I am amazed when I've seen some of the listing photos and the descriptions. My suggestion to sellers has always been to look at your listing photo and how it's being marketed.

Hello Joan - any group - ideas, people, industry and many more - is a combination of factors.  They can come together but collide as well.  Even as an observer now rather than a practitioner real estate is a collection of many parts.  Some moving smoothly and others having a rougher time.
