Prices, Sales, Inventory, Days on Market Trends
HOME SALE PRICES
The average sale price in March 2025 was $628,010, unchanged from February and 3.16% higher than March 2024. This was the highest March average in the past three years.
The median sale price rose 1.89% from February to $538,250, but was down 3.88% compared with March 2024. Huntersville home prices ranged from $240,000 to over $1.8 million in March 2025. The decline in median price likely reflects the mix of homes sold rather than a drop in home values.
Price per square foot rose to $244, up 4.72% from February and 5.17% year-over-year.
DAYS ON MARKET
Homes averaged 41 days on the market, declining a second consecutive month, and were down from 55 in February. Year-over-year, market time increased 17 days compared with March 2024. Compared with March 2023, days on market were three days higher in March 2025.
HOUSING INVENTORY
Inventory rose for the second straight month, up slightly from February and 20.68% higher than March 2024. Despite more homes for sale, the months of supply of inventory dropped to 3.33 months, signaling a shift back to a seller’s market.
NEW LISTINGS
New listings were up a third consecutive month, climbing 31.03% month-over-month to 152. New listings were 2.01% higher than in March 2024. New listings also surpassed March 2023 levels by 35 properties.
CLOSED SALES
Sales rose a third consecutive month, increasing 45.45% to 128 from 88 in the previous month of February. Sales also increased 54.22% from 83 in March 2024 and from 112 in March 2023.
LIST TO SALE PRICE RATIO
The list to sale price ratio of 99.42% increased in March 2025 from 98.82% in February, with no change from one year ago. Buyers saw minimal room for price negotiations in March 2025.
