Prices, Sales, Inventory, Days on Market Trends
HOME SALE PRICES
The average home sale price in March 2025 was $676,322, down 15.8% from February’s $803,204 and 14.26% lower than March 2024’s $788,837.
The median sale price in March 2025 was $537,750, up 16.9% from February’s $460,000, but 2.52% lower than $551,665 one year ago.
The price per square foot was $283 in March, down 8.12% from February’s $402, and 3.08% lower than March 2024’s $292.
In March, Cornelius homes sold between $203,000 and $2.6 million. Changes in sale prices likely reflect the price mix of homes sold, not a drop in home values.
DAYS ON MARKET
Average days on market in March 2025 rose to 50 days from 47 in the previous month of February. One home listed for 256 days skewed this figure; without it, the average days of market would have remained at 47 days. Year-over-year, days on market increased 35.14% from 37 days.
CORNELIUS HOUSING INVENTORY
Housing inventory in March 2025 was 250 properties, up 10.13% from February and 26.9% higher than March 2024. Inventory also exceeded March 2023’s 220 properties.
Despite an increase in inventory and new listings in March 2025, the months supply of inventory declined to 4.39 months from 6.05 months in February and from 6.82 months in January, pushing Cornelius back into a balanced market between buyers and sellers.
NEW LISTINGS
New listings surged to 94 in March 2025, up 67.86% from February and 80.77% higher than in March 2024. This was the highest number of new listings in Cornelius since June 2022.
CLOSED SALES
Home sales rose to 57 in March 2025, up from 37 the previous month and 21.28% higher than March 2024’s 47 sales. March 2025 sales were higher by 20 properties compared with March two years ago.
LIST TO SALE PRICE RATIO
Homes sold for 98.13% of list price in March 2025, slightly higher than February’s 97.75%, but lower than 99.69% in March 2024.
