How to Sell a Home with Foundation Issues in Auburn and Opelika

Selling a home with foundation issues might seem intimidating, but with the right plan and guidance, it’s absolutely doable! Whether you’re in Auburn or Opelika, I’m here to help you turn a potential obstacle into a successful sale. Let’s talk about how you can sell your home confidently—even with foundation concerns.

Foundation issues don’t have to stop your home sale in its tracks. Here’s how you can navigate this situation and still get top value for your property:

  1. Understand the Extent of the Problem

The first step is knowing what you’re dealing with. Hire a professional structural engineer or foundation specialist to assess the damage. A detailed report will help you understand the severity and guide the next steps.

  1. Decide Whether to Repair or Sell As-Is

You have two main options when selling a home with foundation issues:

  • Repair the Foundation: Repairs can increase your home’s value and buyer appeal. Providing documentation of completed repairs can build trust with buyers.
  • Sell As-Is: If repairs aren’t feasible, disclose the issue upfront and price the home accordingly. Many buyers, especially investors, are willing to take on homes that need work.
  1. Be Transparent

Honesty is key when selling a home with foundation problems. Disclose the issue to potential buyers and share any inspection reports or repair estimates you’ve gathered. Transparency helps prevent complications during negotiations or closing.

  1. Highlight Your Home’s Strengths

While foundation issues need to be addressed, don’t let them overshadow your home’s best features. Focus on what makes your property unique, whether it’s a great location, updated kitchen, or spacious backyard.

  1. Work with an Experienced Realtor

Good morning Laura. Since if you are aware you must disclose, better to disclose the problem and resolution, that as-is when at all possible. Transparency about the resolution is more appealable than disclose of the problem. Enjoy your day.

I'm selling a home with post & pier issues right now, with the estimate in the MLS disclosures. It does add a challenge but the sellers are heirs and can't afford the repairs.

As construction all starts from the bottom up, if the foundation is compromised, then for sure a professional needs to be brought in for a thorough evaluation
