While April closed with just four home sales, momentum is building, five additional homes went under contract during the month, signaling increased buyer activity. For perspective, eight homes sold in April 2024, representing a 50% year-over-year decrease in closed sales.

The four homes sold in April 2025 averaged 68 days on market, a 42% increase from last year. Despite longer market times, sales achieved a strong 98.5% list-to-sale ratio based on the final list price.

We're seeing a steady rise in inventory and a trend towards longer days on market, common in a shifting real estate landscape. Sellers are adjusting expectations and pricing strategies to meet current demand, opening the door for well-positioned buyers to find the right match.

♦Active Listings: 21 homes currently on the market, averaging 47 days

♦Under Contract: 5 homes, averaging just 15 cumulative days on market

♦Returning Inventory: Several homes withdrawn in Q4 2024 are returning this spring, giving buyers more choices.
