Here’s a summary of the Cardiff real estate market for April 2025 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). 13 homes sold in April, 2 more than last month.
Single Family Homes Sold
11 (up by 3); 19 Average Days on Market; Average Sales Price was $2,574,636 (down 4%); the Average Sales Price was 95% of the original asking price.
Condos, Townhomes & Duplexes Sold
2 (down by 1); 56 Days on Market; Average Sale Price was $2,222,639 (up 6%); the Average Sales Price was 98% of the original asking price.
The overall volume of Cardiff sales increased modestly from last month. Single family detached home sales went up by 3, while condo, townhome and duplex sales had 1 fewer sale – there were only 2 condos sold. Sales prices ranged from $1,175,000 to $3,570,000.
There were no homes in the Cardiff housing market with an Active Under Contract status at the end of April, like last month.
At the end of April there were 20 homes for sale in Cardiff, 3 more than in March; 12 of these are single family detached homes. Listings range in price from $949,000 to $5,995,000.
There are 1.5 months of inventory for single family homes (down from 1.7 months last month), and a supply of 3.4 months for condos, townhomes and duplexes (up from 1.7 months last month), based on the rate of sales for the last 3 months.
Cardiff by the Sea housing is a very strong seller’s market for single family homes, and a seller’s market for condos, townhomes and duplexes based on current supply and demand.
4 single family homes sold for asking price or higher. 4 listings went pending in 1 week or less. Days on market declined from last month for single family homes. 1 condo took 8 days to go pending while the duplex sale took 104 days which raised the average.
11 listings came on the market in April, compared to 11 in March. 8 homes went pending in April (excluding the homes that closed escrow), compared to 9 last month.
