Residential Real Estate for Sale in Addison, Texas

The total number of currently available residential properties for sale in Addison, Texas is 54 homes, compared to 42 active listings at the beginning of last month. Forty-nine are pre-owned and 5 are new construction at Addison Grove and The Reserve. Currently for sale, there are:

  • 17 single family homes (ranging in price from $399,900 to $4,850,000)
  • 17 condos ($176,000 to $5490,500)First Floor 1 BR Condo at Addison's Valley of Bent Tree
  • 20 townhomes ($385,000 to $887,500)

Thirty two of the 54 available homes have been on the market for longer than 30 days. The average number of days on the market for the current "active" status, pre-owned homes is 49 days, as compared to 55 last month. The median number of days on the market is 42 days, compared to last month's 33 days.

There are 7 homes in the pending status (waiting to close), compared to the 12 pending homes last month.  Two are new construction townhomes at Addison Grove. The average number of days on market for these pending homes is 20 days, with a range of 3 to 47 days.

 

 Sales

There were 13 closings this month and 13 previous month. The average list price to sold price ratio is 97.8%, compared to the 99.9% last month. Six sold at asking price, none above ask.

Pre-owned homes: The median number of days on the market for the pre-owned homes that sold was 39 days, while the previous month the median was 17 days. The average number of days on the market was 44 days. The range in April for the previously owned home was 1 day to 115 days. The average price per square foot of all previously owned homes sold is $276.57, up from last month's $252.47.

New construction homes: One newly built townhome at Addison Grove closed. It was on the market for 38 days and sold for $540,000 for a 2 bed, 2 ½ bath townhome.
