The following information was found in the MLS (private sales are not included, nor are multifamily properties or mobile or manufactured homes). The data are believed to be reliable when this report was written but are not guaranteed.
11 homes sold in Solana Beach in April, 1 more than in March. Here are the details:
Single Family Homes Sold
5 (down by 1); 19 Average Days on Market; the Average Sales Price was $2,602,200 (down 46%); Average Sales Price was 98% of the original asking price.
Condos, Townhomes and Duplexes Sold
6 (up by 2); 20 Average Days on Market; Average Sales Price $1,313,166 (down 16%); the Average Sales Price was 92% of the original asking price.
Overall sales volume for the Solana Beach housing market rose just slightly from last month. There were 2 more condo, townhome and duplex sales, while single family home sales dropped by 1. The average sales price for condos, townhomes and duplexes down from last month. The average sales price for single family homes dropped significantly from last month, in part due to the sale of 4 homes last month for over $3M with 1 selling at $13.5M that raised the average price substantially.
The average marketing time for single family homes was shorter than last month, but was about the same for condos, townhomes and duplexes compared to March. 4 of the 11 sales took 8 days or less to go pending.
Sales prices ranged from $695,000 to $3,900,000. The median sales price of condos, townhomes and duplexes in April was $1,500,000 (down 10%). The median price for single family homes was $2,500,000 as compared to $3,417,500 in March.
7 of the home buyers were able to negotiate their sales prices, with 4 homes selling for asking price or more.
At the end of April there were 55 homes for sale in Solana Beach, compared to 43 last month, and good news for buyers. Home prices range from $725,000 to $10,999,900.
Solana Beach has a supply of 5 months for condos, townhomes and duplexes (up from 4.4 months last month), and 6.5 months for single family homes (up from 5.7 months last month). This is based on the rate of sales over the last 3 months.
Solana Beach is now trending toward being a balanced market for condos, townhomes and duplexes, and has become a buyer’s market for single family homes in April.
24 new listings hit the Solana Beach real estate market in April compared to 26 last month. The number of homes going pending (excluding homes that sold in April) remained the same at 10.
