La Jolla is a coastal community with many homes offering beautiful views of the ocean from the hills and right along the coast. La Jolla Village is up-scale, offering top-notch shopping, dining, and services. La Jolla has been compared to the French and Italian Rivieras due to the wonderful ocean and coastline vistas, spectacular homes, and an appealing climate year-round, attracting visitors from around the world.

64 homes sold in La Jolla in April, 36% more sales than in March and another increase. Here’s a summary of the housing activity (the MLS data do not include private sales and are believed to be accurate at the time this report was compiled but are not guaranteed).

 

Single Family Homes Sold
33 (up 38%); 24 Average Days on Market; The Average Sales Price was $4,095,227 (less than 1% decrease); the average sales price was 98% of the original asking price.

Condos, Townhomes & Duplexes Sold
31 (up 35%); 25 Average Days on Market; Average Sales Price was $1,860,919 (up 35%); Average sales price was 97% of the original asking price.

 

The overall volume of sales in the La Jolla real estate market increased substantially from March. Condo, townhome and duplex sales were significantly higher, as were single family homes sales. Sales prices ranged from $645,000 to $13,863,000.

 

The average time on the market was shorter for condos, townhomes and duplexes, as it also was for single family homes. A number of buyers made prompt decisions, with 38% of the homes going pending in 7 days or less. Thus, it’s still important to be ready to make prompt decisions about touring homes and submitting strong offers.

 

The average sales price for single family homes decreased from last month. The average price for condos, townhomes and duplexes also decreased modestly from February.

 

The majority of the home buyers were able to negotiate the prices of their new homes down from asking price, however, 44% paid list price or higher for their new homes.

 

The median sales price of single family homes, $3,000,000, was down 9% from the median last month. In contrast, the median price of $1,500,000 for condos, townhomes and duplexes was 20% higher than in March.

 

La Jolla home in the hills

 

There was 1 La Jolla home with an Active Under Contract status at the end of April, versus 1 last month (when they occur these homes are considered active but may not be accepting backup offers or be available to tour).

 

There were 152 homes on the market at the end of April, compared to 138 at the end of March (up 10%). April list prices ranged from $549,000 to $108,000,000, the same as last month.

                                                                                    

The current supply of single family homes is 3.1 months (down from 3.3 months last month), and 2.8 months for condos, townhomes and duplexes (down from 3.7 months last month). This is based on the rate of sales over the last 3 months and existing inventory.

 

La Jolla remains a seller’s market for single family homes, and for condos, townhomes and duplexes.

 

There were 83 new listings in April, up from 73 in March. 32 homes went pending (excluding those homes that closed escrow) as compared to 43 last month.
