The use of Artificial Intelligence may turn out to be revolutionary.

Maybe it's use will find the cure for every disease.

Or maybe the power use will brown out every power grid in America.

What I do know is there are times I feel like it's not ready for prime time and the "cool factor" of using the latest and greatest isn't considering how it impacts the customer.

Once upon a time a chat box on a website had a human on the other side, but more and more I encounter what I consider chatbox hell.  Some AI script that can only follow a rigid script, a flowchart full of yes no decision trees that doesn't allow it to understand a problem that isn't totally black and white.

It's easy enough to pull facts.  Invoice numbers, account balances, etc.  

But can it handle the variations? 

From a real estate standpoint, could it filter through the information I've spent 20+ years in real estate gaining and find the best solution for a client?

Could it understand which subdivision of patio homes is the best fit for a particular client?  Just knowing 2 BR, 2 BA with a basement doesn't exactly narrow down where to search does it? 

AI is only as good as its understanding of the data available, and there's a lot of subtlety in our business isn't there?

Personally, I'm still in favor of writing my own blog posts and not handing off the work to a collection of ones and zeroes.  I enjoy the exercise of coming up with an idea and seeing where it takes me. 

I may have to partner with AI related things.  I still need Google to put my work where it can be found, but once I'm found, it's a human on the other end of the phone line asking the questions I need to ask so I can best help potential clients.  There's no chatbox hell following a rigid flow chart.  Sure I have key questions to ask (are you working with an agent?), but I'm detouring along the way seeking to find bonding points.

For some of us, AI will be a bigger part of how we live our lives.

I'm fine with that.

I'll continue to assess, and if and when it makes sense to implement some aspects of it, I'll go with it.  Or I may just head to my mountaintop and become a hermit :)

Oh I've dealt with those AI chatbots also - something easy, and it's fine. Anything where you really need to talk to a person to explain it, it's not fine. I really do enjoy the AI-graphics (only from one application so far) but am not purposely using AI for anything else.

I like the AI graphics, I've dabbled in Night Cafe and it works easily for what I want.

Hey Bliz,

Your column is spot on.  In some ways, the human touch and social connections are slowly fading away, due to the isolation caused by the COVID-19 pandemic and partly because of the progress of AI.  It's becoming increasingly complex and challenging to have a conversation with a human being today, especially when dealing with credit card and other companies, as many have implemented AI chatbots to answer customer questions.  FYI, if you'd like to speak with a live representative, please press "0." Besides being a broker, I am also a real estate columnist and continue to write my columns without the aid of AI, as I feel that I would be cheating if I were to have AI write for me.  However, I do use AI for subject matter, as it is far more intelligent than I am in generating new material.  After 525+ columns in 10+ years, the human part of me becomes somewhat exhausted on topics to write about.   I am developing an AI bot that will make outgoing calls to generate seller leads and answer questions from incoming calls from new clients.  A significant amount of training is required to educate the AI bot, as it has limited knowledge in every situation and for every question that is asked.  As you said, many situations require customization to be truly helpful, especially with new business.  However, providing a link for sellers, investors, purchasers, renters, and lessees of residential and commercial properties to converse with me is an absolute must right now.  As our AI bot becomes more knowledgeable and gains expertise in listening to our conversations, to some degree, we will potentially be less involved.   Time is money.  Unfortunately, AI is likely to become increasingly dominant in our everyday lives.  Incorporating technology into our businesses and sometimes into our personal lives will become a normal process.  However, for me, the social impact and joy of a one-on-one conversation will never be replaced.  My primary concern and worry is whether AI will become the ruler and main player of our lives and my grandchildren's lives.

We do had to adapt because this technology is coming at us at lighting speed. We can't ignore it but I like you am concerned AI will become the ruler and main player of our lives and my grandchildren's lives. I love the personal communication and don't want to see it minimized!

Liz and Bill Spear - I've come to the conclusion that whether I like AI or not, I must keep up-to-date adding layers of new technology to my repetiore. AI is being used in schools, medicine, astronomy, science, building technology, the arts. Why should I ignore it and pretend it doesn't exist when it does? Personally, I am inactive but still receive lots of invitationss from Brokers, Title Companies, and Mortgage Companies to learn more about the use of AI. I don't want to be ignorant. I just want to be smart enough to know the difference and not be fooled.

I still believe in keeping up with how AI is progressing, and attended some of Paddy's Zoom meetings on the topic.   The Deep Fake stuff has become quite incredible.  It was mentioned in a Tom Clancy novel within the last few years as a means of spreading a false message in a foreign country about the President.

Hi Bill- I do love tech but I'm always concerned that as has happened in the past, technology gets ahead of our ability to consider the "should we" question. 

Today my neighbor told me her granddaughter who is sending out resumes is concerned that the AI bots will reject her resume because she lives in LA but more than willing to move.

Kathy, I read a lot of stories on LinkedIn regarding the hiring processes, and it doesn't give me a lot of confidence that the screening process is accurately assessing resumes.  Everything I hear indicates networking is still the best path to get inside a company's doors.

Bill- It's a shame because one of the companies she's interested in is near Denver. Her grandparents have a second home there and she could live there but the company will never know if they let AI exclude her.

One moment we were wrestling with dusty encyclopedias, and the next, someone casually said, “If you don’t know, just Google it!”—like it was a secret spell. Who knew “googling” would be our modern crystal ball, mixed with memes and cat videos? Aha, the good old days of dial-up and endless curiosity!

Someday, it might be, “Writer’s block? Just AI it!”—with tech zooming ahead faster than a SpaceX rocket!

No doubt, technology can take us leaps and bounds.  I remember on the production floor where there were no computers at all, then an Apple Mac back in the conference room, then Lotus 1 2 3 for running production numbers.  Jump to Y2K and all kinds of testing, and by the end of my career, if the laptop wasn't working, I might as well go home because none of my work could get done!  I still favor certain old school things (I keep a Rand McNally road atlas in my car for any long road trips just in case tech goes sideways).  But I just can't see handing AI my writing responsibilities.  I have always enjoyed blogging because it was such a radical shift away from my typical engineering work.

I an agree with most of this. God bad or indifferent, AI is here to stay...but it is really difficult to master - even with two science PhDs and a world of experience, I have trouble keeping up sometimes

     For old duffers that are stuck in analog and feel what's the point of converting to digital because so close to throwing in the towel, AI is a punching bag. But it can save time and enhance as long as you stay the original writer.

     My concern is how youth misuse it and think copy and paste is their best work without cracking a book. The ethics of AI use integrity whatever .0 version you have needs transparency standards and a level playing field for educators to police.

     Cliff's Notes, Monarch Notes, Chicken Soup for REALTORS, Real Estate for Dummies... are they all evil and tainted or talking point shortcuts in your listing sale career? Buyers and sellers and agents and brokers all play in the information society. Better serve up thorough fresh pertinent data best and AI time saving applications are developing without or without you.

I can see the advantages and also the drawbacks. Over time I think AI will get refined and become better, but I do  not think it will ever totally replace a human being, at least I hope not, but by then I may no longer be around to care.

I will say that I have successfully used AI in creating a syllabus and course outline.  Both are things that were time consuming, but yet not a productive use of my time.  I fed in my course material and it did both in a matter of a couple of minutes.  I made a few changes before I submitted either.

So perhaps you'll be heading for the hills???!  True and pretty darn soon too!  As for AI I have fun learning about it but since I'm retired don't have any desire to get intensive about it all.  I have been an early adapter over the years to techie stuff and I found it so useful as the years went by....and way more efficient.  But today, when I read some posts or other things written by AI, it's like ho hum.....boring, flat out no personality and  you can smell it's fake.

For now, my main tasks that I should do (create MORE IDX pages) aren't something that I think I'd be using AI to do.

I get a lot of news articles in my feed with headlines like "Famous burger chain declares bankruptcy" and if you open the link, the first 1000 words are generic news about how difficult it is to be profitable with a restaurant and other chains that have declared bankruptcy, before FINALLY getting a paragraph or two at the end that discusses the company in the headline.  I think AI gets paid by the word, and the words don't have to be pertinent :)

I especially love thta you posted this in the Old Farts Club!  AI is here to stay, but yes there are many ethical questions about what the information it provides is sourced from. I agree that having a "real person" who can understand and assess the situation from a human perspective is by far easier for most of us, and better for us too!

I never thought I would use AI for anything but I have to admit it does come in handy. It is a good research tool. I trust it more than google. I do think if used right it can be very helpful in many ways. But we all know there will always be the other side of good and people will be able to do some real harm with AI.

Some aspects can be useful.  Some not. Have had a walk in wonderland with the image generation as I can see other possibilities based on my drawings.  Prompts alone have yielded amazing results for fun.

AI is on a dangerous path and is going to displace millions of people now.  It is probably the most insidious invention humankind has developed.
