Vista homes search linkVista is an inland community in North San Diego County, bordering Oceanside, Carlsbad and San Marcos. Vista offers a wide variety of housing opportunities, with tract home neighborhoods (gated and ungated), custom homes, condos and townhomes, rental complexes, and 55+ communities.

 

There are also homes with large lots in rural areas, and in the hills, some offering panoramic views.

 

There are mixed use and agricultural areas in Vista, too. And downtown Vista continues to grow and change, with plentiful dining and shopping opportunities and services.  Major commuting routes (e.g., the 15 and 78 freeways) are readily accessible.

 

The longest running farmers market in San Diego is the Vista Farmers Market, opened in 1981. The Vista Farmers Market is on Saturday at the Vista Courthouse Complex on Melrose, about ½ mile south of the 78 freeway. You’ll find plentiful fresh produce from multiple vendors, artisanal and prepared foods, and so much more. It’s well worth visiting!

 

It’s important that buyers and sellers in the Vista housing market have current information about local market conditions in order to make educated decisions about buying and selling Vista homes for sale.

 

This information in this report is taken from the MLS (private sales are not included, nor are multifamily properties and mobile homes). The data are believed reliable at the time this report was written but are not guaranteed.

 

67 homes sold in Vista in April, 10% more sales than last month. Here are the details:

 

Single Family Homes Sold
58 (up 18%); 25 Average Days on Market; The Average Sales Price was $1,070,605 (up 3%); Average sales price was 99% of the original price.

Condos, Townhomes & Duplexes Sold
9 (down by 3); 18 Average Days on Market; The Average Sales Price was $625,055 (down 14%); Average sales price was 98% of the original asking price.

 

The overall volume of sales in April rose fairly substantially from last month. Detached single family home sales went up significantly, while condo, townhome and duplex sales decreased by 3. The average sales price was modestly higher for single family homes, but was lower for condos, townhomes and duplexes.

 

The average marketing time was 5 days longer for single family homes, but was substantially shorter for condos, townhomes and duplexes than last month. April sales prices ranged from $411,000 to $3,650,000.

 

Buyers may be wondering if Vista homes are selling quickly. The answer is that plenty do. In April 37% were pending in 1 week or less, slightly more than in March. It’s important, therefore, for buyers to be ready to make prompt decisions about touring homes and making offers.

 

Slightly less than half of the buyers, 49%, were able to negotiate their home prices down from asking price, while the rest paid the list price or higher. It’s smart to remember this when planning your offer strategy.

 

The median sales price of single family homes was down by 2% from March at $967,500. The median for condos, townhomes and duplexes also declined from $779,990 last month to $610,000 (down 22%).

 

The housing inventory rose by 30%, with 157 homes for sale in Vista at the end of April as compared to 121 at the end of last month. Home prices range from $379,000 to $4,500,000.

 

Heritage and Legends homes in Vista CA

 

This is a supply of 2.5 months for single family homes (up from 2.2 months last month). There is a 4.1 month supply of condos, townhomes and duplexes (up from 2.8 months last month). This is based on the current rate of sales over the last 3 months.

 

Vista continues to be a seller’s market based on supply and demand for single family homes, and is a seller’s market for condos, townhomes and duplexes.

 

92 new listings came on the market in April, up slightly from 90 last month. The number of homes going pending decreased from 48 to 44, excluding the homes that closed escrow in April.

Jeff, as always from you, a thorough review and explanation of the market!  I like the idea of the farmers market too!  I've got seeds for the same kind of squash in the lower right of the picture, but won't get to grow them until next year.

Those eggs look good, and I am sure there are some farms in Vista that produce them without feeding soy or corn to their chickens, haha.
