Escondido is inland in North San Diego County, and is approximately 20 miles east of the beaches. The community borders San Marcos, Fallbrook and Valley Center.

The following data were found in the MLS (private sales are not included, nor are multifamily properties, or mobile and manufactured homes). This information is believed to be reliable when this report was written but are not guaranteed.
128 homes sold in April, 33% more sales than last month (96). Here’s a summary of the activity.
Single Family Homes Sold
107 (up 34%); 25 Average Days on Market; Average Sales Price $967,161 (down less than 1%); the Average Sales Price was 99% of the original asking price.
Condos, Townhomes & Duplexes Sold
21 (up by 5); 32 Average Days on Market; Average Sales Price $576,963 (up 11%); the Average sales price was 99% of the original asking price.
Overall home sales in April increased substantially from last month. There were significantly more single family home sales, while condo, townhome and duplex sales rose by 5. The average sales price was just slightly lower for single family homes (less than 1%), but rose for condos, townhomes and duplexes, compared to March.
The marketing time did not shift for single family homes in April, but was 6 days shorter for condos, townhomes and duplexes compared to March. Sales prices ranged from $311,000 to $2,385,000.
Plenty of buyers negotiated their purchase prices, however, at the same time 53% paid list price or higher for their new homes. Buyer competition continues to impact many sales prices.
Some buyers made prompt decisions to tour homes and make their offers, with 21% of the homes (27) going pending in 7 days or less, fewer than last month.
The median sales price of the detached single family homes was $860,000, down 3% from March. The median price for condos, townhomes and duplexes was up about the same as last month ($569,900) at $568,000.
There were 13 Escondido homes on the market with an Active Under Contract Status, compared to 19 last month. These are included in the following statistics.
At the end of April there were 269 homes for sale in Escondido, which was an increase by 20% from last month (225). List prices range from $240,000 to $17,000,000 (there is also 1 condo time share available that is priced at $3,000).
This represents an inventory of 3.2 months for condos, townhomes and duplexes (up from 2.5 months last month). There is a 2.4 month supply of single family detached homes (down from 2.5 months last month), based on the rate of sales over the last 3 months. Escondido continues to be a seller’s market for home buyers, especially for single family homes.
160 homes came on the market in April, versus 153 in March. In contrast, the number of homes going pending decreased from 104 last month to 90, excluding the homes that closed escrow in April.
