Neighborhood Open Houses - Do they Work?

With homes in Denver not going pending as quickly as previous years, we all have to be patient - sellers AND the listing agent!   No longer are we seeing homes "flying off the shelves", so marketing in many ways is very important.

I have a new loft listing in Downtown Denver, and there is one other listing in this building.  They have been on the market since January, so was so hoping they would talk with me.

Was THRILLED she actually was going to call me after a week, so we had a nice conversation.    I asked how many showings they have had, what was the comments, and if any comments were made at the price of the HOA fee.   She readily answered all my questions, and said we do need to all work together.  I so agreed!

She also asked if I would want to hold a "building open house" down the road.   I told her I have NEVER sold a property due to holding an open house, especially a condo.   So, we shall see if she wants to do this in the future.   Maybe my seller and I will be lucky, and go pending prior to her call!

Good morning, Joan... I've never believed open houses sell homes. I believe that thee last couple of years when inventory was critically short, homes selling from open houses were an anomaly. Anytime, I participated in a neighborhood open house it was to ensure my clients didn't ask me why I didn't participate and not because I felt the house would sell. And at the end of the day, no neighborhood open house ever sold one of my listings.

Good morning Joan. I am not a fan of open houses since I think they are a waste of time. That said, have done some, to satisfy sellers or joined in a neighborhood open house. Never sold one from an individual open house but have been lucky in neighborhood ones. A roll of the dice, maybe worthwhile in a slower market. Enjoy your day.

I have seen some very effective use of open houses in our neighborhood. The homes are open on Sunday afternoon and offers are due by Monday night. This is possible due to the very limited inventory.

I do pretty well with open houses. That being said, I do like neighborhood open houses. Usually at least one or two sell, and that is less competition even if it is not mine that sold.

I am on the fence with that one as I sold a few homes from open houses where the buyers expressed interest but were represented. A call to their agents seemed to do the trick

Open houses do sell homes in NYC. Listing brokers are usually present in showings- so what a lot of them do is they may try to push showings to the weekly open house. They get a nice portion of the weeks showings during a Sunday open house or weekday early evening. It's part cultural here too- Brunch followed by open houses.

Nina Hollander, Broker I have participated in neighborhood open houses, and sometimes when a home doesn't get many listings, it is a way to get people into a home.  BUT, at the end of the day, I haven't sold a home from an open house either.

We are seeing many new agents doing open houses, as it can be a good avenue to pick up new buyers.

Our North Idaho homes do not fit well with open houses.  Unless directly within city limits they are normally to far off the beaten path to warrant any time spent, for agent or seller in prepping.  m
