How Long after my Home hits the Market do the Showings Start?

The last couple of months I have had four past clients list their homes with me, and have been blessed.    Ok, homes are not "flying off the shelves" these days, so I must prepare them for patience.   Since most of my clients don't have a lot of patience, I have to share - NEITHER DO I!    

I used to make a bet with myself how long after it goes live, how long it will take for a showing.    I have lost more than I can count, so stop the betting with myself!

Sometimes a showing will be set not too long after going active, but other times it takes a while, depending on many factors.    Especially in this current market, listing even a bit under fair market value is a good idea, then you won't have to wait long for a showing.

Matt, usually after a seller says they are ready, I do a final walk thru and order the photography, and within a couple of days it goes on the market.

Jeff, listing an overpriced home is disaster, they usually DON'T come down, but wait until it expires, and list with someone else at the price you recommend.

Bob, our market is so sluggish, listing too high, you may not have the opportunity to lower the price, you are chasing the market by then.

Carol, we don't see many broker opens anymore.  If you don't have a buyer, many REALTORS won't attend anyway.

Gwen Fowler SC Lakes & Mountains 864-710-4518 I had one that was overpriced, sellers would NEVER reduce.  It was a referral from a good friend of mine.   It expired, they listed below the price I told them it would sell.

Dorie Dillard Austin TX I had a listing recently that was priced correctly, but had MANY lowball offers, mostly from investors.  Funny thing, it didn't need THAT much work.   Finally a young couple offered low, but was able to get them up to where the seller was comfortable, and closing on Tuesday this week.

Joe Mojica our association used to have marketing on Friday mornings, but now has them only once a month.   That doesn't really work well.

Our typical game plan is to price the property slightly under market value. Put it on the market on Wednesday. Hold it open Saturday and Sunday. Expect offers by Tuesday. For the most part, it works well. However, with the market showing some change the offers are sometimes slow to come in.
